People aren't trying to sell each other anything, or expect that the debate here will have a substantive effect on personal interests. What matters more than motivation is the quality of argument and references for facts.0 -
Like London, where the problem is greatest.
Not many of Londons boroughs exceed 10,000 persons per sqkm. Overall London is about 5,000. If that 5k increased to 10k London could go from 8.5 million to 17 million. There isn't the demand for that. Also contrary to common assumptions some of the biggest builders have been the already high density boroughs eg Hackney has built more than its share of housing although it is already in thr top 5 most densely populated boroughs
So currently London has nearly 3.5m homes and 8.5m people
Over the next 20 years demand may be there for 11m people and they will need 5m homes.
so although population may expand just below 30% the housing stock needs to expand by some 40-45% to allow lower occupancy.
Of course what is going to happen over the next 20 years ia that 500k homes will be built and London will go to only about 10 million. Prices are going to go much higher to force the 1 million missing into other parts of England. Prices are goig to go much higher to force occupancy rates up.
if it isn't already clear London has decoupled from the reat of England and this will continue for 20 years via london gap in prices vs the reat of England just growing and growing0
