By the way, I have FOUR cars and don't actually need any ...... I drive my sports cars for fun, if petrol was £25 a gallon I would love it - the roads would be empty and I could really enjoy myself!

Without BTL pushing up prices, many of these renters would be able to buy.
The amount of adults that rent through choice is miniscule.
the number of people who buy small pokey flats rather that large detached houses through choice, is miniscule

are you sure that if BTL didn't exist, that the ex-renter flood of people won't out compete you for the stock of houses?
At least it'd be a more level playing field! I'd be competing against others who were up against the same issues, so could look at ways to improve my position and feel assured it was achievable.

with the shortage of new building in relation of the sum of peoples wants, I'm not sure that a level playing field will make any difference unless we build sufficient new properties
clearly the market is fairly dysfunctional which conflicting government policies but the only solution is more properties0 -

you may indeed hate small business in general and small landlords in particular and that is your choice
however, there is a real need of rented accommodation: people just starting work; people who are rather mobile and don't want to tie themselves to a property just yet, temporary workers working away from home/country, new immigrants, students of all types, poor people who are unlikely ever to be able to afford to buy, dysfunctional people who couldn't cope with problems of ownership.
fortunately the small landlords, at least partial compensate for the dysfunctional government policies.0
