Pics will help, showing what was there in 1948. Did your architect submit drawings with the larger extension notification?
If you have a look at a website called 'The Planning Jungle' it's all about PD rights, ambiguities and loopholes. Your architect might want to look as well, see if there is support for your app.
Going full PP isn't such a big deal, especially if the planning officer has indicated they will probably permit, it's just frustrating if you can support the PD with evidence.Everything that is supposed to be in heaven is already here on earth.

That's a fantastic looking extension blackshirtuk, do you mind me asking the manufacturer of your bifold doors? I am considering either Origin or Shuco, but am undecided. Did/do you have any issues with your doors?

We chose Origin for our bi fold doors. We considered Schuco as well but Origin were local and are very pleased with service."I think I spent 72.75% of my life last year in the office. I need a new job!!"0 -
When we did ours, (previous house) 5m, we chose patio doors, 4 sections with centre two as sliders.
Wanted to keep price down and also give maximum view, as you do.
Was also concerned about sooooo many seals and moving parts that I could see long term maintainence problems, potentially.
Bi fold are lovely when all are open and you can use them, but I'd still go sliders, especially with the size you mention.

In my opinion there is really no need for a 10m run of glass there, with open plan spaces the external wall treatment is critical to defining the different uses in there. I would split the glazing with wall between the kitchen and the dining area, it would likely save you some pennies too. Also what is the likelihood of you sitting with that whole lot open? Seems ott...
I'd also question how much thought has been given over to the placement/style/orientation of the roof lights, there will be a fair expense to them so you need to really think them through and not just think bigger is better

Hi - yes we went through the larger extension neighbour consultation and we made the effort of going and visiting three neighbours behind our house and informed the two neighbours to the side, and there were no issues with them.
Below is the current property outline with the side extension to the right and a somewhat minor conservatory and balcony extension behind the void.
This is a pic of the rear of the house.

Also a msg to all - could I have some feedback on which of the two designs for the front look better. Wife prefers a straight porch (or whatever the correct terms is) rather than a triangular one and also not sure if the triangular windows at the top make it look hidious compared to the rectangle ones. Just got off the phone with the architect now, telling him to revert to the first proposal. He said he needs to reduce the size of the portico (suggested by the council) and said he would design me a zinc roof for above the garage and and front reception room (instead of a hip roof, which he said is too high). Not sure I know what that will look like but lets see which is better. Also asked him to see if he can make the middle triangle gable all glass down to the lower window, I've seen a few houses like that.Be ALERT - The world needs more LERTS0

op is talking about a 250k+ extension, i really dont think they are worried about saving pennies.....if it can be done i am with the op the view will be nuts......shame this country is s**t...prolly have the doors open 10 days a year! all the best though looks fantastic0
