    Looks mostly fine, but I would be tempted to lose the photo of the garden (pic 3), as compared to the rest of the house it is a bit scruffy. Ordinarily it may not be a problem, but as you are trying to sell quickly and the nicer weather is coming, people want to envision themselves enjoying a BBQ in the garden.

    ...Not a huge amount of work, but the first thing my eye was drawn to was the broken trellis in the top right, then the missing paint on the shed, and then the rusty bucket and pots with no plants in (and what looks like a bin bag to the left). I'm sure you could spend an hour or two tidying and taking the pic from a better angle though...

    Maybe we need to update. That bin bag is the BBQ cover - ready and waiting for the rain to stop :-)

    I like to see a minimum of one photo of each room, and looking at yours I would wonder why you are selling a 4 bed house but only seem to have pictures of one of the bedrooms.

    Like Halle71, I immediately spotted the broken trellis etc as they are such a contrast to the beautiful presentation of the rest of the house.

    If I were looking in this area and price range, the lack of photos of the other bedrooms, and the fact that the pictures are in a bizarre order would not stop me from viewing, but they are offputting so I'd probably start with a feeling of mild irritation!

    I wouldn't be bothered about a picture of every single room, but I do want to see kitchen and bathrooms. They're the expensive ones to change if I hate them. ;)

    Having said that, the fact it sold in two days once already suggests you won't have too much trouble replacing your buyer. Have to say as well - hats off to you on the profit you've made in 5 years!

    Its a lovely house but given the price and the number of bedrooms it does seem there are rather few photos. I'd have the bathrooms and three of the bedrooms and even the 4th if a photo can make it looka reasonable size.

    Yep, no pics of bathroom will mean the ladies won't be bothered. Every room should be pictured. Def. lose the pic of the tatty back garden.

    Also no floorplan is a big omission and I'd lay the dining alcove table with your best china

    That's what I think - especially with bathrooms. And it's true in the case of the one we are buying - all the bathrooms are awful but we're buying it as a project. If we sell.

    There has always been a floor plan, Zoopla have a link blew the details unlike Rightmove. I HATE details without floor plans - really annoys me.

    Interesting comments about the garden. Maybe it's a London vs suburbs thing but we have the best garden out of all our friends here but yes, def scruffier than outer London gardens. We usually make an effort about now in time for BBQs but I guess with thinking it had sold we haven't done.


    We had one offer today (£600k) but 3-4 viewings in the morning so fingers crossed.

    If it doesn't sell this weekend we'll start one big, last push.

    I'm just curious!

    We live in a SE suburb v near to you, and are currently completely priced out of buying a house :( We have a lovely 3 bed maisonette, but really need a house now with 2 kids under 4.
