Enough pictures to create interest?

I know people will comment on the price but it is right for our area.

Our buyers dropped out this week (mortgage probs following MMR) and, if we are to have a hope of getting the house we are buying, we need to get under offer within a week. It sold in two days last time so there is a chance but we need to give it as good a shot as possible....

I don't think that there are enough pics - we have a beautiful spare room and lovely new bathroom and I think photos of these would help create interest. I would also lose the last picture of the loft as the first is better.

Is it worth me annoying the EA to whom I have a hotline at the moment or just leave it as is? I am being quite stressy at the moment!!

    Personally for me, the pics that you already have are good enough and would make me want to view for a further look. A pic of the bathroom would be nice but judging by the rest of your house, it will most likely be to a very good standard so that fact that there isn't a picture of it wouldn't put me off.

    I'm surprised there are so few photos. The house looks really good, but I agree that a shot of the bathroom is needed.

    Do you know if they took photos of the bathroom but just did not include them, or would the photographer need to come back to take more photos?

    There are some nice pictures but for me they are in a funny order. I would re-order them so all pic's of a rooms are together and so it follows the flow of the house.

    Also I agree that there aren't enough pics - it's a 4 bed house and only shows 1 bedroom.

    But I like what I saw and would view with those pics.

    Looks lovely. Photo's are fine. Is it on Rightmove as well? I wouldn't use Zoopla to look for a property so I wonder if that might be a limiting factor re number of interested possible buyers if it's not also on Rightmove.

    I would like to see a picture of the third bedroom and a bathroom. The pic of the garden would benefit from updating as the season has progressed.

    The garden hasn't actually changed much - the hedge is jasmine and a bit of a late developer :-)

    Thanks for everyone's comments - I think I will bug the EA as I always like to see at least two bedrooms and a bathroom. The whole house is the same standard as the photos shown and I would like that to be obvious.

    Your house is beautifully presented and would definitely appeal to me if I were looking in that area and price range.

    I would prefer to see a picture of each room (bathroom and remaining bedrooms are missed out, by the looks of it) and I echo clw1 - the pictures are in a strange order. Picture 8 coming after pictures of the bedroom confused me for a second at an initial glance and made me think it was upstairs. Not a massive deal, but the pictures following the flow of the house layout would help a buyer envisage the property better, as would a floor plan.

    These could be deal breakers on a house that wasn't so well presented, but your quality of finish looks amazing from the photos and I should imagine would entice many potential buyers!

    If the EA doesn't have pics, you could always take them and send them. An hour tops (presuming you're there!). Much quicker than him coming back if he doesn't already have some...

    I would view, I doubt you're limiting your market (I hate too many pics!), but agree certain pics like the bathroom really should be there.

    Def needs to be on Rightmove if not already!

    There definitely aren't enough pictures, especially as your home is sat at the top end of the market. It's not a ten a penny estate property that all looks the same.

    Just from a cursory look these are missing IMHO:

    Rear of property from garden.
    Other side of kitchen, is it a dining area? Remaining units or utility picture. (I can't even see room for a fridge!)
    Photo 5 bedroom - is there any other furniture hidden away behind camera, if yes it needs a photograph or the room seems small.
    Photo 6 dining area/rear lounge would benefit from a photo from the front room. It's very confusing at first. Scratch that it's at photo 8, get the order sorted properly!
    Photo 7 bedroom needs a better angle if possible.

    Where are the other two bedrooms? These need pictures, even if they're office space at moment. And I'd also include a pic of stairwell.

    The photos make me worry what's being hidden.

    *possible snobby comment sorry - can you edit the photo to omit the property to the right hand side? It just looks out of place and small compared to yours.

    Yes, it is on Rightmove.
    One problem though is that it's coming low down in searches because it was put on originally March...
