    On the Zoopla link it says it last sold for £288k in 2009, some might wonder why it's more than doubled since then. Comparing what you bought to what you're selling, you've added the loft bedroom... so worthwhile adding in the recent additions etc so people begin to understand "why"

    From the photo it's difficult to work out which one's the house for sale.

    Not really enough photos of different rooms.

    The smallest bedroom's tiny, so that might put off people who actually need 4 bedrooms to be used as bedrooms.

    Why not get the EA to organise an open house urgently? From what I understand about the London market these usually attract offers by the following Monday, assuming what you say about price is right.

    Other than the loft the additions are quite cosmetic - new windows, sanded floors, replaced all carpets and decorated inside and out, new boiler - and I guess the EA hasn't gone into that much detail even though the house is unrecognisable from the one we bought.


    There is a grid of streets in our area full of identikit houses so everyone looking will be aware of the fourth bedroom (and how you lose a foot when you put in a loft).

    And the price increase is also the norm in our area - we're moving a couple of streets away and the house we are buying has increased by the same percentage.

    Yes, they are the same - it's the loft and the second pic is unnessecary. The bathroom up there is lovely so I would rather show that.

    I never understand why EAs think it is clever to limit the number of photos in order to entice people to view a property.

    I don't have the time to view properties in the hope that I will like it unless I have seen all the major rooms. If the bathroom isn't shown that I just assume that there is something wrong with it and wouldn't bother to view unless I was desperate.

    Also, as someone mentioned the pictures should be in some sort of order, not random as they are now.

    Foxtons go to far (circa 20) but, as a purveyor of property !!!!!!, I like something to get my teeth into :D

    Looks lovely and the price is fine. I live near Mitcham and prices have risen astronomically over the past year, especially at the Tooting end of town.

    Looks mostly fine, but I would be tempted to lose the photo of the garden (pic 3), as compared to the rest of the house it is a bit scruffy. Ordinarily it may not be a problem, but as you are trying to sell quickly and the nicer weather is coming, people want to envision themselves enjoying a BBQ in the garden.

    ...Not a huge amount of work, but the first thing my eye was drawn to was the broken trellis in the top right, then the missing paint on the shed, and then the rusty bucket and pots with no plants in (and what looks like a bin bag to the left). I'm sure you could spend an hour or two tidying and taking the pic from a better angle though...
