Unsettled after Landlords Gas Check resulted in him being in my bedroom.

Thank you for all your replies, which have helped me regain my sense of humour and perspective on the situation.
I sent LL a text thanking him for additional work he had done, but added that I was embarrassed by the untidy state of the bedroom as didn't realise he would need to access upstairs.
In respect to his 'fastidiousness', I can see both sides of the coin. On one hand I do agree that we are lucky we have a LL who looks after the property and is eager and proactive in keeping things in a perfect state as I have rented properties in the past where the LL has not given a hoot. However, on the flip side, it's hard to really feel at home here when every time a chair is pulled out from under the table I cringe that it's going to mark his floor. I also agree with the point that checking out time may prove difficult but we have signed versions of all inventories along with many photos. It is worth noting that LL was happy with our 4 year-old living here too, so he must be comfortable with the prospect of wear and tear from having a child in his property.
P.S the offending underwear is now freshly laundered and back in its drawer......Sept GC £42.22/£600 -
Aaaw shame. I was just getting used to seing it lying around.minicazzybee wrote: »

When I've had gas inspections before the landlord/plumber has never needed to look at anything other than the boiler itself
And in at least my last two gas inspections they've wanted to check all the radiators, so they would be in all the rooms (don't know if that's the case for the OP).0 -
You have every right to feel unsettled, although I don't think he actually did anything 'wrong.' And also, whenever I know someone is coming to visit, workmen/ contractors/ ANYone; I will make sure everything 'personal' and 'private' is WELL out of sight. So I do find it odd that you would leave dirty knickers lying around on the bedroom floor. (I mean with knowing that your LL was coming around.)
When the gas contractor comes around, I move everything, as I know that there is a chance that he may want to access the bedrooms to check/bleed the radiators.
All this said, a LL like the one you describe mini, would drive me out of my mind. My friend has a LL who is renting a house to her that is in a development of 10 built just above the riverbank. He only sold 2, and so rents the other 8 out, and all the rooms, carpets and walls and everything, are ivory white. She has 3 kids and 2 dogs. Utter utter nightmare.
She spends the whole time yelling at the kids, and the poor dogs live outside in a kennel, because the house is not allowed to have a tiny mark on it. He is massively meticulous about everything and she is not even allowed to hang a picture or have her kids put calendars or posters on the walls.
Not surprisingly, she is leaving at the end of the 12 month contract.(•_•)

on the floor cant you either lay a rug under the table and chairs or fit a carpet ad on move out remove the carpet..We have done this to laminate flooring in 1 room as it was new on move in and dont fancy our 2 small children scratching the floor..We bought a cheap bit of off cut carpet and laid that in the centre of the room..0

Cream carpets are a favourite ruse for Landlords, it means Tenants will always have to clean or replace them at the end of every Tenancy.0

once you have seen one, seen them allDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

Glad to hear the OP has regained their sense of humour and found some perspective.
I do wonder though, why someone so anal about the property, is in the letting business.0 -
When our boiler gets serviced, whoever comes usually does a once around to check the condition of all of the radiators.
It will vary (for us, the radiators are part of the maintenance contract) but perhaps one innocent explanation...0
