I can't see any signs at all that this LL is a "nightmare" - many tenants would be overjoyed to have a LL who really takes care of the property. He sounds like someone who gets things done and wouldn't dream of allowing the property to deteriorate and lessen the tenant's enjoyment. He's making sure OP gets the luxury amenities to match the rent. Quite right.
OP, LL probably didn't even notice the knickers and even if he had he's probably just a normal mature grown up who thought nothing of it. Most grown up men don't behave like 14 year old hormone crazed boys.0 -

I think that is an unfair demonization of men even if it is true of some. I can appreciate the sensitivities and certainly agree that a LL/contractor should not be examining the inside of a laundry basket or a drawer.
However, I think it is naïve not to assume that if you allow a LL or contractor access to check on gas safety he might need to go into a bathroom if only to check that there are no gas appliances and any gas supply is properly sealed.
It follows that you should take reasonable steps to conceal any clothing, products, etc that you would be embarrassed if they saw.Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.0 -
Just explain to your LL that you didn't feel it right that they accessed the bedroom and you was not aware that it was necessary to do so. I am sure that he will be more than obliging next time to tell you what rooms he will access next time he visits.

That's just the problem though isn't it, if OP had known her LL would be visiting her bedroom and bathroom she would have tidied up a bit and not left underwear lying round. When I've had gas inspections before the landlord/plumber has never needed to look at anything other than the boiler itself so it wouldn't occur to me to make any other rooms presentable.jjlandlord wrote: »So just don't let them lying around when you know people will pay a visit...
As others have said though, I'm sure no notice was taken of the underwear on the floor, the gas man has probably seen worse!
Personally I would be more annoyed by the foil in the grill pan thing. How precious is the grill pan if he doesn't even want you to get it dirty? Bizarre!0 -

Another example would be that he sent a written request stipulating that the grill tray to be foiled at all times. We would have done this anyway, but I thought it a bizarre thing to specifically request. We are happy to work with him, as we want to keep the property nice for US, as well as protect his assets.

Presuming the "minor work" was heating/gas reslated ... it sounds like miscommunication: OP didn't realise gasman might need to access other rooms, perhaps neither did the LL or maybe he did and should have mentioned it.
No harm done really, just a lesson for OP to make sure she gets the full details next time.0 -
I personally wouldn't say anything, he seems attentive and thorough which can be rare (although maybe too houseproud for a LL). I would however get a washbasket.0
