I spoke to the tenant on Friday .I asked if he was going to paint the fence or would I paint it .He said he would paint it if I bought the paint .On Saturday I bought the paint and brush and left it on the doorstep as I knew they were out.

Two hours later the tenants partner phoned to complain I had trespassed and she would end up having to paint the fence .

why do i bother

I think 'Tenants from hell' might be overstating it - how about 'Slightly awkward tenants'. I think the 'from hell' variety town your house into a cannabis factory etc...

Is it any of your business if the fence is painted or not? Do you live next door to them? Do you ever/often "drop by" with good suggestions about what they should do?

I've got a LL like that.... Pain in the !!! doesn't START to cover it.

best thing to do if you want it painted really is to.. paint it! At least you know it's done.

My sympathies are with Old Git on this.

You want to have the fence painted so that it does not rot away and will look better, Tenant agrees to do it, if you buy the paint. You do and the tenants wife says you have trespassed, by stepping on their (your) doorstep !

    I hope they're not on a long contract !

You haven't trespassed but done as asked, however you are cheeky for expecting the tenant to do this. Maintaining the property is your job not the tenants, painting fences can be quite a long messy job.

Did you even bother to read the OP?

So what did the partner say when you told her that her partner had agreed he would paint the fence if you supplied the paint?
    It's someone else's fault.

I did, did you. If a LL asked me whether I was going to paint their fence, I would be quite straight forward and say no it is for them to do.

Also as with all topics we are getting a one sided story, we don't know what the history is with the Landlord popping round.

Having just had to reinstate some fences for my own property after the bad weather, I know what a time consuming and messy job it is.
