Your planning is 100% better than the average person, so don't beat yourself up if you occasionally miss something.
You're certainly putting in a lot of effort to prepare your property for sale, here's hoping it pays off, and quickly:)Early retired - 18th December 2014

Is there a more MSE way to sell a house?
I would be interested to know if you had explored anything other than paying a big chunk to an estate agent.0 -

I did take a look at a 'virtual' estate agent who offer many of the services that traditional estate agents offer without the expense of a high street branch. The price seemed right (they use all the same online selling portals etc.), but they didn't have anyone in our local area.
Local knowledge, familiarity and existing records of clients looking for similar properties would appear to be value added items that this sort of service can't offer unless it is well used in an area.
It did not seem like the time to be experimenting for the sake of a few £££.0 -
I know one good agent who phones up people with properties they think the people would be interested in - I was investigating BTL at the time - and the agent phoned with stuff as it was hitting the market and knew potential yields and exactly what the property would be like and could tell me why *I* would like it. They were great. Now that sort of agent is worth paying the fees for.
The ones that just pop it on right move and leave it are probably little better than the cheaper online ones.Made it to mortgage free but what a muddle that became

I get the feeling our agent is proactive, they bring their office staff to every property so that they can provide real life insight when potential buyers ask questions about the building or the area. Time will tell!0
