Of course it could be greatgimpo talking twaddle. The fact that s/he did it once and got away with it is not proof. In practice it will depend on the contract wording, how keen the EA is to sue, etc.
End of the day, Court would decide to what extent they have introduced the buyer, but if it was that easy a lot more people would be avoiding EAs and approaching the vendor directly.0 -

No EA would have told you about the vendor's past. All would have done exactly the same thing.
We had to deal with an EA that I already knew I disliked when buying our house. Grit your teeth and get on with it - don't miss out on the right house just because of the EA that the vendor has chosen, as much as it might grate with you.0
