    I think that the forum automatically filters the word, I wonder if it filters out the middle of the word S!!!!horpe too?

    End of the day, Court would decide to what extent they have introduced the buyer, but if it was that easy a lot more people would be avoiding EAs and approaching the vendor directly.

    We advertised our house in a local paper, checked that the ensuing offer was good (they offered a ridiculous equal swap although ours had a 'value' difference of 20% less) and paid the state agent £1000 inc VAT to go away. I'm not sure if we needed to pay, but it eased our conscience a little, and meant that the EA wasn't out of pocket enough to kick up. So fair enough, we paid a bit, but only minimal. We had signed a sole agency agreement.

    No EA would have told you about the vendor's past. All would have done exactly the same thing.

    We had to deal with an EA that I already knew I disliked when buying our house. Grit your teeth and get on with it - don't miss out on the right house just because of the EA that the vendor has chosen, as much as it might grate with you.
