Good chance that the EA would have been commiting an offence by telling you of a vendors criminal record.

... and accept the fact that if all goes through the EA will still be paid (by the vendors). At least you would not have to have any dealing with the EA in question.
Rubbish, unless the vendors signed a sole selling agreement.

    Really???

"The Estate Agents Act 1979 regulates your work as an estate agent. Its purpose is to make sure that you act in the best interests of your clients, and that both buyers and sellers are treated honestly, fairly and promptly."

I'd like to think that includes something which could potentially get me killed by any crazy mobs.. I understand that EA's tell lies.. but some lies are much bigger than others ;-)

I agree. The OP obviously doesn't like it, but you can't just give out personal information on sellers and previous occupants.

As said, you could deal direct with the owners, if they are willing. But the EA would still get paid.

What was the problem with buying a criminals house. It's not infectious.

Hmm a !!!!!philes house is a bit different from normal criminals houses though, there was a house burnt out on my street in the 90's and I just happened to bump into the claims assessor who told me that it was a !!!!!phile who had been burnt out by the residents (I lived at the other end of the road and didn't even know we had one living in the street)

As mentioned by someone else if you buy a house belonging to such a person who's to say someone won't attack it in six months time thinking the pervert still lives there.

Even a kiddie-fiddler?!? And the house had been targeted by local mobs, clear from the damage to the door/walls with the air rifle damage. People would surely associate the house for years to come... wouldn't you agree?

You offered and nearly completed on a house which had obvious rifle damage?

I think if you as the EA direct and they lied then fair enough to be annoyed with them. however, i wouldn't put me off buying another house off them- as this EA has introduced you to them the vendors would almost certainly have to pay them commission even if they waited until their contract ended and changed agents.

i dont much like the agent i bought off- he was sexist and rude. But hey, i got the house i wanted.

and it has no rifle damage:beer:

Absolute twaddle. This would only be the case if your contract is for sole selling rights, not sole agency. I should know, I sold my house myself while it was still being marketed by an estate agent. If the estate agent did not introduce the buyer to the vendor, there is nothing to pay.
