Balcony on top of my bay window

I have recently bought a semi detached house and the house next door has a balcony that extends over my bay window, they can stand on the balcony and look straight into my bedroom. I have asked them to move it away from the window but they refuse. The balcony has been there for a long time well over 12 years, both properties are registered and my registration shows I own the freehold their registration does not show the balcony at all. Is there any way I can reclaim this area? do I need to force them to obtain Adverse Possession? who is responsible for the balcony floor as it has no planning permission and no building control.

it has to be said ... why did you buy the place without knowing how to sort this out first?0

I can't really visualise how their balcony overhangs your space on a semi-detached property. Surely that is within your property's boundary? Have you got a picture?0

Exactly. The only way I can imagine this is a balcony spanning the boundary between 2 bays...
If it is on the OPs property, this must have been very obvious prior to buying the place. Didn't solicitor/surveyor query this?
If it is recently sold, it might be useful to post up the rightmove link.0 -
If there is a balcony that runs along both bay windows, just install a fence at the boundary: one side is their balcony, the other is your balcony.0

I bought the house at a very good price and was aware of the balcony but still went ahead and are now trying to sort it out. I do have a picture but as a new user I don't know how to post it.0

Stick one of these on the boundary, problem solved :beer:0

How do I post pictures on here?0

You can't yet as you're new, but if you post a link with a break in it,
ie www dot tinypic dot xxx break 12345
someone will post the image for you0 -
If you have recently bought the house then go back to your conveyancing solicitor.
However their response might be that as you bought the house at a very good price and was aware of the balcony you have accepted the situation and there's not a lot can be done about it now, if it rreally is the neighbour's balcony that has a flying freehold over your bay window.
In the meantime, reflective window film will stop them peeking in.A kind word lasts a minute, a skelped erse is sair for a day.0 -
Are you sure it's next doors balcony ?
I can imagine them building houses that all had their own balconies but can't imagine a builder making one over a boundary.
Is there a sign that there was some sort of division on it.Liverpool is one of the wonders of Britain,
What it may grow to in time, I know not what.
