    Thanks for the reply. I appreicate that it can take a year on average to sell so have not lost hope yet and hope ours sells this year now the weather is getting better :)

    Thank you SO much for your comments, I've never sold anywhere before, so your suggestions are invaluable. I stupidly thought it would be better to take the pictures when empty, as personally I prefer to 'imagine' my own stuff, rather than try'n see past other peoples. I agree with the kitchen, a tenant painted it blue, I thought they meant a light blue!

    They are moving out at the end of the month so we will paint it. I might ask if we can take some pics with their furniture in, and I will 'dress' the bathroom.

    Seriously, I've found the 2 agents we've used useless, the first priced it ridiculously high, £160,000 just to get us on his books and take £300 from us up front. The 2nd I've had to ask to do every little thing, down to adding a 'reduced' sign on the marketing material when we dropped the price (which we've done twice, it's now the lowest in our block, one smaller than ours is priced higher), and the one viewing we did have we had to take time off and do ourselves as nobody was available. The tenants had washing drying in EVERY room, I wouldn't have bought it either :-(

    Hi!

    I just want to comment here as we own a flat around the corner from you and are dreading when we come to sell next year. We know we have to take a loss, but we're worried it still won't sell with a price drop. My friend also owns a flat in this area had 2 viewing with her first estate agent then nothing, and is now with a new estate agent, had 2 viewings then nothing. The flats in this area are not budging and I've noticed many of them have been for sale on rightmove for 1-2 years and even with price drops no one is interested. Let me know how you get on!

    Tenants in-situ may well be putting potential buyers off not to mention an empty flat on the website and a very full one in reality.

    I know PurplePow, in theory ours should be snapped up, it's in a very good state, central but in a conservation area, cheap, much larger than others in that area, I have no idea what's going on around there. We're going to try Paul Airey then our next step is auction, but there's still no guarantee it will sell.
