Thanks for all the replies. I tried to post a link, but I'm a new user so it wouldn't let me. If you go to right move, type in SR2 7LE for sale and search apartments / flats, it's the 2 bedroom flat, 38 Thornhill Gardens for £130,00. Any comments or opinions welcome

First thoughts are that the initial picture is not welcoming at all, but the other other pictures are better than some we have seen on here. I notice it is priced at £130,000, does it appear on searches of "up to £130,000" or does it need to be £129,999? Many find a floor plan helpful, especially to see the layout of a flat.
To me the key issue would be price, and how it fits in your local market.0 -
I think the lack of floor plan and furniture - make it harder to 'see yourself living there'...
Many people buy into 'aspirational lifestyle' and are swayed - but pretty touches..
the kitchen is a bit dated - and personally i dont like the blue
Price could be right for the block - but its difficult to judge.. prices seem to vary alot on right move (i'm assuming soem are 1 beds and others might be 3?)0 -

Also, some people find it incredibly hard to imagine a property furnished. I got a massive bargain with my current house - I believe 'cos it was unfurnished.

It's a nice flat & to somebody used to London prices does seem to be priced very keenly. It has 2 double bedrooms, which is a big plus as many 2 bedroom flats only have 1 double & 1 single. I think your ea should make more of an issue of the fact that it has 2 double bedrooms.
I think the lack of furniture puts some viewers off. Often people like to see furniture in situ as it helps them imagine how their own furniture will fit in the place. It's very hard imaging how furniture will fit when faced with just an empty room.
The bathroom looks as if it's integral & I know many buyers don't like this. For myself I have no problem with an integral bathroom, I'm currently living in my 3rd flat that has had such a bathroom & because it means I get a much warmer bathroom thanks to the lack of a window I am quite content with this type of set up.
Along with another poster I don't like the blue, sorry but I think it's hideous & does nothing to enhance the kitchen. I can see that it is in fact quite a modern kitchen, but the blue seems to give it a dated impression. Get a nice neutral colour on the walls that will enhance both the colour of the wood & the tiles & it will help it look like a very nice kitchen indeed.
You need at least one room to grab a property browser & get them wanting to view & often once that room has hooked them, the property can sell itself.
I don't think the view of the front of the property entrance does anything to encourage viewers. Because of the shadows from the trees, it comes across as a bit of a dim & drab location, whereas probably with the surrounding greenery, it's a very nice location indeed.
Do you have access to loft space for storage? If so get ea to mention it. Good storage helps to sell properties.The bigger the bargain, the better I feel.

I agree about the blue in the kitchen. A light cream or the like would be much better. The bathroom could be easily dressed with a white shower curtain (the colour of the current one doesn't go with the tiling) and some bright fluffy towels. Kitchen could be brightened up too with some knick knacks.
It's odd I know but rooms can look smaller without furniture in them. Do you have any furniture of your own or could you borrow some so that potential buyers can imagine what it would be like living there?
As previoulsy mentioned the outside shot gives the impression that the flat will be dark and shaded by trees, when in fact it looks like it is in a pretty spot. This needs to be re-taken as I suspect it is putting off viewers.
I would say a floor plan is essential so viewers can see how the flat flows and that there is an ensuite and a bathroom. Many won't bother with the description.
Another problem will be the SDLT threshold at £125,000.
And I wouldn't advise a 'quick sale' company. You will get more by using an EA.

I have also been considering using one of those companies that offer to buy your house but am not so sure now. Our house has been on the market for a year now and we have reduced the price a few times. We have changed EAs a few times too and am not sure what is left to do differently. We are getting viewings but not offers.0

Viewings and no offers means people are willing to consider living there, but the price is still higher for what it is than they're prepared to pay.
Not everyone lives in the buoyant SE corner. Here, in a pleasant Devon village, a nice detached house sat on the market for 2 years at £499k, while others around it sold, albeit after some months in most cases, because this is only an averagely 'hot' area for property.
It recently sold for £409k.
Do not believe for a moment that a quick-buy company will be any less clued-up than normal buyers, who are the ones that determine the market.0
