    Very tense and uncomfortable conversation with the EA, he said the seller won't accept £85k having had £89,400 on the property on Monday. He was quite cross with me and said viewings would go ahead but he agreed to speak to the vendor but said it would be a no.

    I mentioned how long the property had been on the market and he said that was irrelevant.

    He sounds like a tool. I know it's hard but don't let him rattle you. He's got to go back to them with every offer (unless they've been very clear with their limits) so see what they say.

    They HAD an offer, they no longer have an offer. They may realise that, they may think they can get more. Don't unnecessarily stretch yourself because of the estate agent potentially lying...

    Good point, he said that with two viewings this evening and one more on Monday he expected to get more.

    That's fine - try to be zen about it and let it wash over you! If he does, potentially they might like it and put an offer in, they might not. If he doesn't he could be lying to stress you out over the offer.

    If there was so much commotion over so many people wanting to view would he bother coming back to you so much with info? I don't know.

    If you're really interested, you could get someone else to call and see if they can book to see it when he said that someone's already viewing it...

    He didn't get straight back to me as he said he would, looks like he's either playing it cool or there are more viewings lined up.
  • Put your offer in writting, and ask for confirmation/proof that it has actually been submitted to the vendor in writting, (as is his obligation).

    How much do you want this house?

    Get a few "mates" to view, and submit lower (or even higher... which are later recinded..if accepted) offers.

    You want to find out what he'll accept....

    Drip feed these over the next few weeks, then come back with an improved offer of another £500.

    Ok EA called me back at 15:35 which was interesting as he apparently had viewings at 15:00. He left an voicemail message advising that "My offer was rejected and to contact him if I wanted to make an improved offer".
  • What's your next move? I really think you've been out manoeuvred.

    I don't think you have been outmanoeuvred at all. Just be patient, let the next viewings go through, then call back next week and offer £86000 as full and final offer.
