No doubt the recent postal strikes will also have a small impact - I hope they can resolve their issues without any further strikes!

I, too, have got to say that our EA and vendor's EA have both been very good at chasing and progressing matters and one has in fact already told me that my solicitor is useless at returning calls!!!!

I was shocked at the difference in time certain councils take to return searches - Manchester 5 weeks / Dudley 6 days !!

I'm still holding out hope for a completion date sometime in August before my boys go back to school as they will have to start new schools - but if anyone has any other ideas on any time-saving tips, who to chase, what to ensure solicitor has etc, I will be really pleased to hear them....

My advice is to keep pestering your solicitor for updates, this is supposed to keep your file on the top of the pile. It is actually our EA who has done all the chasing, she has been in touch with the buyer all the way through, when the solicitor's have been waiting and waiting for info the EA has just phoned the buyer and spoke to him (why the sol's can't do this is beyond me). Anyway hoping to exchange at the end of this week or the beginning of next, fingers crossed everyone.

PS: I am going to be on my sols back constantly albeit in a polite way, but I will be letting them know that the searches from the council have a turnaround time of 6 days - this takes away any "we're waiting for the searches" excuse hopefully!!

Not to put a dampner on things, but getting on the solicitor's back ain't always the best option...

Our solicitor in our current house purchase has been very p***ed off each time I have tried getting on his back. In fact he told me that with all the phone calls I was making to him (max of 1 a day over a 3 or 4 day period) how was he supposed to get any work done. He also said (in his words), "to be blunt, I don't want to speak to you until the middle of next week, so don't call me!"

Now I know that our solicitor was probably the bad apple in the proverbial barrel, but our view was that we didn't really want to antagonize him, so gave him a bit more room. He still managed to get our purchase through in 6 weeks...

Point taken - what if I ask them what happens now, then I would know roughly what needs doing and when... I don't think I've mentioned that I'm with Conveyancing-warehouse!!

Our sol was a bit naffed off that we kept calling but our calls were only 2 a week max, the way I was thinking was if she couldn't ring us with an update then I would ring her. I will be happy when I never have to speak to another sol or EA again.

Good luck - oooh I'd be soooo excited now if I was you!!

I called my solicitor this morning and she has confirmed that she is sending out all the paperwork to all parties and has instructed searches now (I did mention to her that council was only taking 6 days to return these so it will be interesting to see how long they take to come back!) - so, here we go....

Our searches took about a week to come back I think, I am trying not to get too excited I think I will save my excitement for the day I move in :D. I hope you are one of the lucky ones who's sale goes through really quick, do keep us posted.
