It is a 6 months break in a 12m ast although it may be that after the first 4 months either party can give 2 months notice (min term 6 months):Mutual Break
7.1.1 The Tenant or the Landlord or both may terminate this Tenancy by serving Notice ("Break
Notice") on the other. The Break Notice must be at least two months prior written notice to
expire on any date ("the Break Date") after 14 April 2014. The Break Notice must be given in
writing and served in accordance with this Tenancy (see paragraphs (n) & (m) of the General
Tenancy Conditions).
7.1.2 Following service of the Break Notice this Tenancy shall terminate on the Break Date without
prejudice to any right or remedy that either party may have in relation to any antecedent
breach or non-observance of the Tenancy.
Just spoken to agent who confirmed this but I said we would re-market straight away in the hope of mitigating any loss to the tenant after they move out next week.I think....0 -

Thanks for clearing up the misunderstanding. If the 12 month AST is still in place, then everything we've all said about what happens at the end of an AST doesn't apply.
Hope you manage to sort something out with the tenant, but agree that starting to market it to find a new tenant asap is your best strategy now.Do you know anyone who's bereaved? Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.0 -

No, thanks to all of you, although it doesn't apply in this case, I hadn't realised that at the end of an AST it doesn't become periodic until the day after the contract ends so that the tenant doesn't need to give notice if they plan to leave at the end of the AST contract. Glad the discussion's been useful to you before you get to a point where it does apply.
This is one of the reasons that I think it's so bad of LAs to keep persuading LLs to make tenants sign up for another 6 month AST each time. The LA gets the fees, and in return every six months the LL gets a period of vulnerability when the tenant might leave without giving them sufficient notice to avoid a lengthy void. At least with a periodic tenancy, you know you're definitely entitled to your month's notice in which to re-market.
BTW, although they don't have to give notice to leave at the end of the term of an AST, most reasonable tenants are quite happy to reply to a polite enquiry from the LL about whether they are intending to go or allow it to become periodic.Do you know anyone who's bereaved? Is this the school your boys go to? How are they feeling about it? I know youngest in particular doesn't deal well with disruption to the usual routine of things.
Thankfully, it is the other campus, so neither of the two still at school will have any impact today.
Josh (middle son), is as disgusted as me. He also cannot understand how anyone can do anything like this and call it a bit of fun. One of his friends was also caught up in it because she is a prefect and was asked to be on 'duty' showing old students around/doing cups of tea etc, she ended up very shaken up, scared and upset.

All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.0 -

Of course Josh is disgusted. You've brought your boys up to have respect for other people and their property. That poor prefect (and other prefects and indeed teachers, I'm sure) - what a dreadful thing to happen to them.

I posted this on Facebook last night....background to the story, our two high schools are moving into a brand new building in a couple of weeks time and to celebrate the old buildings, they decided to open the sites to former students so that they could catch up with old friends, relay their memories etc. It was the turn of the other site last night, it was supposed to be the turn of my old high school tonight.
Due to the events of last night, our night tonight has been cancelled....how could adults behave this way!

Surely as adults, we should realise that with an open evening at a school on a Monday in term time, that there will be students in the school the next day.

Want to trash something? How about trashing your own property, not someone elses, especially in a place of such importance as a school.
