    Tonights excitement is tenant has suggested (note through the door) she will leave 2 weeks early - at the end of next week! Except that although 3 weeks time is the earliest she could have left, she still needed to give 2 months notice so in reality she is in contract for 2 more months but obviously does not realise it. Fun fun fun

    I thought the tenant only had to give one months notice on an AST, whilst the landlord had to give 2?

    I need to go and invent the combination boiler and chocolate vending machine. I'm sure there's a potential market out there somewhere.

    I live next to what we have all agreed is a "builder's pub". From 4PM onwards the road is full of white vans and men phoning home on their mobiles outside on the street so nobody will realise they're in the pub.

    Yes. The tenant only has to give one month's notice. However, it has to start on a rent day. So, if the earliest she could have left is in 3 weeks' time, then the next rent day for her to give notice on is in 3 weeks' time, so she's still in contract for 7 weeks.

    I've never really seen the point of insisting on whole months, myself. Should I ever end up being a LL, I'll be like our first ever LLs, who wanted a month's notice, but didn't care which date it was, and were perfectly happy to let us finish with a part month. It's not as though calculating a fraction of a month's rent is particularly mathematically difficult. ;)

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.
