    No idea what I need yet ...... not a lot.
    Got some wants .... but they can come later.
    Got to find a solicitor first and round up my money.

    Obviously petrified I've made a rush decision etc ....as it was "a house I could move into" that was "near to shops and roads and stuff".
    And wondering if I should have held out for "the dream" of stuff like a garage/conservatory etc .....
    Oh well.

    House I am buying is just 2 miles from where I am now, not 20 as originally intended.

    Well, you can have things done to a degree. You need a nice solicitor and maybe some
    Proper removal people? No mortgage to worry about and a shiny new house is most of the worry taken care of. It's all a bit overwhleming, I know.

    You're the one in the best decision to know if the dream house was a realistic one. I'm guessing it wasn't. The reality of this will be far better than any home you've experienced in a few years. Life in general will be easier and that is means a massive, massive improvement in any house that is yours, and clean and safe.

    I'm sure it's actually great.

    Keep it in your armoury, Dh's and my bathroom? ;). So far its looking a real mess, though think I might be giving in to the copper bath........

    Nooooo. The copper will conduct the heat away and the bath will cool down faster than it would in a normal bath. Unless you like the idea of continually letting a bit out and topping up with more hot?

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    It's that location/price/features thing.... to get a bigger house (eg utility, conservatory, breakfast bar, garage) only occurs away from the main shops etc, or at 50-100% more than I had to spend, increasing the reliance on having to always get the car out for the smallest of things etc.

    Yes - and as I've spent my original budget only, not my increased budget, I am not going into it with £10 in the bank and no curtains :)
