The house looks really well presented. Looking at the pictures, the other thing which strikes me is that the picture of the garden makes it look really small. Is it really that small? If not, it may be worth getting a new photo done. If it is, that may be offputting, particularly for people with children, especially as it's small for a 4 bed house.

The house looks nice and I am usually a big fan of open plan, but I really don't like how the hallway has been sacrificed to make it possible and I would want a utility room, separated from the living area for the washing machine/dryer, though they could be run at night, when there is nobody in the living area, still not ideal, however.
Another point would be the bathroom on the first floor. I don't understand why this was made an ensuite as the living room was originally on that floor. Would have made more sense to me to have it as a normal bathroom, to be shared between the bedroom and living room.
I would agree, market it as a 3-bed and price accordingly, can market the downstairs as a large open plan kitchen/dining area then as that's something else this current set up is missing, a formal dining area.0 -

Hello All
Thank you to those who commented before.
We have taken on board lots of comments, and re-presented the house as a 3 bed with upstairs living room.
We have also lowered the price but still very little interest.
3 viewings in 12 weeks only. The current agent has yet to provide feedback from these viewings.
Next door which is exactly the same has been sold stc , not sure the agreed price as have not seen my neighbour, but asking price was £315k.
We have now gone joint sole agent, and the new agent will put up their ad next week.
Any ideas as to why still very little interest?
Perhaps the 3 storey layout is off putting?

I assume yours is on with the same agent at the same time as the one which has now sold STC since the EA's board is pictured in your listing - so what feedback have they given as to why the could find viewers for next door but not for yours?

I think you are brave for relisting as a 3 bed rather than 4 as it now looks the other way round - lots of family space for only 3 beds !
Yours has the classic imbalance of all such 3 floor properties because whoever is in the kitchen is isolated from folks in the lounge. To be honest having lived in one like yours I would never go back to that layout and in your case my first reaction on looking at the floorplan was it's too many toilets/bathrooms for only 3 bed house and whilst en suite is a good selling point the only one offering that is the one on the "living room" floor so you can only use that one via a bedroom which is a major pain considering one should be more "convenient" to a lounge (which is the same for both yours and next door of course)!
However looking at the STC that seems to have a lot of under-usable space downstairs also
I think price remains your main problem - look at what is STC in the area. Would you really choose yours over, for example, this one, (although I value a garage for a car so am highly influenced by that, you seem to have only on a small "driveway", albeit it in a cul de sac?
(PS - it is not a rear aspect kitchen window, it is a front aspect - you can't trust EA's to get even basic things right these days!)0 -
It seems overpriced when compared to others that have sold there.

I don't like the photos that've been taken - the over-emphasis on what looks like a dark/dismal/grubby entrance way/kitchen is strange ... and he's managed to make all the rooms look dark.
Layout wise, I can see the house would suit many people's situations, but, at the same time, it's a bit awkward for some.
I like the idea of 3 storeys, the reality of the layouts in most of them mean they don't work well for me.0 -

* those prices paid were when we all bought from the developer 5 years ago. So far until last week, no one in the road has sold their house. We are all still the first owners. Last week next door sold , listing price was £315,000 but not sure what the actual agreed price was.
* I agree the house in Mallard Way ( with garage) is a better buy, and it sold within 24 hours of being on the market, the sellers wanted a quick sale.
* I agree with offers over as a bit off putting, but our agents told us they sold 3 houses in this format in the last 2 weeks.
* Perhaps the second agent can do a better job with the photos.

2 of my neighbours sold within the last couple months and I asked them what they got and they told me.0 -
What a cheek. It's not a 4 bedroom house. No wonder people are not viewing it. I would want 3 beds when we move and would not even look for 4 beds on rightmove. If I did want 4 beds I would feel cheated when looking at the particulars.Been away for a while.0
