House on market one week and only 1 viewing so far

Hello

I see you lovely people out there are giving expert advise on selling houses and wondered what your opinion was on my property.

It has been on the market for one week, and so far only 1 viewing. Houses around us are selling like hot cakes at the moment, so confident the market is good.

Please take a look.

    Hi Belinda,

    Looks fine to me - clean, tidy, nicely decorated, neutral colours and nothing stands out as something that would put people off. Maybe get a few flower pots planted up for front and back. That's the only suggestion I have!

    It's certainly not offensive. The issue for me is that for a 4 bed property it has a pretty titchy living space. If you're a family with 2/3 kids looking at 4 bed houses you're not going to want one with 1 reception and a smallish kitchen. I think most properties like yours would be kitchen diner downstairs and living room where bed 1 is.
  • Thank you, that is how the property used to be, and we changed it to suit us. Could easily be changed back to lounge upstairs.

    Do the occupants of bedroom one have to go upstairs for the loo if they don't want to go through bedroom 2?

    It looks a bit small for a family, especially the kitchen. It would also annoy me to have to listen to the washing machine while I was watching the telly. PLus, there's no hall or lobby so you open the door and the wind whistles right the way through.

    It's not clear from the external shot which house is yours.

    I think it is nicely presented. My concern would be that people looking for a 4 bed house will want/expect more living area than the open plan downstairs area. For me, it would be a 3 bed house with a lounge on the first floor (bedroom 1 on your listing) with a big kitchen diner on the ground floor...it would be a great 3 bed house, but it's a very disappointing 4 bed.
    Common sense?...There's nothing common about sense!

    hi just wanted to add my opinion. had a quick look and the opening shots look like a flat! (i know thats not that constructive so i apologise but it really does remind me of a flat)

    BUT the pics/settings are clean and it's clearly been looked after.

    1 viewing in the first week isn't so bad.
    Spreadsheet-obsessed.

    I will get the front picture changed, now that we have some sun, I think this will help.

    3 storey houses are not as popular as 2 storey houses I've found. It's a very nice house, perhaps hasn't got the 'homely' feel that I like, but thats a personal thing that can be changed by adding own touches.

    I think possibly some viewers will be put off by a house with such an open plan layout downstairs, which makes it effectively just one big room, especially as you don't even appear to have a hall.

    Someone will come along soon who it is just right for, don't worry. As long as a house is priced right it will find a buyer & I think you just have to give it a bit longer than a week for viewers to start to flow through your door.

    Does you ea keep a list of registered buyers looking for a property in the area? Only whenever I've sold, there has been a lot of interest from day one, due to the ea contacting the buyers who have registerd with them.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    I think people will realise that that 'bedroom 1' is the lounge, but it is being marketed as a 4 bed house. People who search for a 4 bed house don't want a three bed house and a lounge that can be used as a bedroom. They want a 4 bed house with adequate living space...so if yours come up in their search, they'll have a look at it and say 'that's a 3 bed house, not what I want' and dismiss it.

    I think it should be marketed as a 3 bed house - and you can explain to viewers that you're currently using the lounge as an extra bedroom.

    Its priced quite alot higher than anything else on your street has sold for recently - and as terrace in within 1/4 of a mile of your postcode nothing has broken the 300K barrier this year...

    So i'd have thought that might be an issue - but one week in is early days.

    Did you have 3 valuations and go for the middle price. are prices going crazy hot in your area..

    As others have said its not really got enough 'living' space for a 4 bed..
