    To me Littlebrook Ave is virtually Britwell so I personally would not consider it. But I have never actually been there so no idea. You were obviously comfortable enough there to have put in an offer.


    Did you get a good price accepted on the Amerden Way house? Because if it is going for near asking then the original one you saw is much better than the Amerden Way house.

    I'd avoid Britwell like the plague (no offence to anyone who currently lives there).

    If you're considering schools, I'd avoid Lynch Hill too as it is mainly 'fed' by Britwell. But that's just my own opinion.

    The one on amedern way is actually a 3 bed and i got it at 5% lower price than advertised. The area looks OK, no crime reported on police uk site and although the house needs minor tweaks it is still in very good condition.

    What do you think should be the ideal price there for a 3 bed? just want to do a quick comparison :) also it if far enough the sewage smell:)

    Have you looked on Zoopla for other house prices? If you can back up your figures 'your neighbours house sold for £xxx so £yyy is a fair offer' it'll make you seem serious.

    That is interesting. I have always wondered why Lynch Hill is so highly rated when it is in a dump but most of the people I have spoken to that have kids there (who all live in Cippenham) say it is an amazing school.


    Sad thing about Britwell are the people that live there. The area around Lynch Hill is very green and beautiful and if that was somewhere else other than Britwell it would be my ambition in life to live on that street :rotfl:

    Oh I was thinking of something else. There is a 2 bed on at £250k which has been around for a while but that's not the one you saw.

    TBH you would be pushing it for a 3 bed in your budget so if its in budget it is probably a reasonable enough price.

    I would also avoid Littlebrook Avenue - I think of it as a rough road (although that is based on experiences from years ago admittedly).


    My sister lives off Amerden Way - usually quiet road, although in summer you can hear the Gopsel choir sing in the community centre on the road behind on Sunday afternoons. Might not be everyone's cup of tea. Occasional whiff from the waterworks - depends how sensitive your sense of smell. I can smell it - husband and brother in law look puzzled if it is mentioned.

    Thanks everyone. it is a great hep as always. I have one more property to view on dennis way this week, if that doesn't go well I think I will go with the amerden way one if something tantalizing doest come along the way in the meantime:)
