should I buy in Cippenham Slough.

Hi All,

I am new to london and was planning to buy a house somewhere close to heathrow. I looked at a few options and realized my budget will only allow me areas around slough ( i don't want o live in main slough) namely burnham langley cippenham.

There are hardly any houses in my budget in Burnham so the only area i zeroed on was Cippenham. But now I am reading some really bad reviews about crime and sewage smell there. is that really the case?

Any local who can shed more light?

    I'm not from Cippenham (I live in Burnham but was a Londoner until 3 years ago) but asked the question a while ago on behalf of a friend who like yourself was looking in Burnham originally.

    Cippenham seems to be a bit of a mix. Some parts of it (Windsor Meadows and Cedar Park) will suffer from the sewage smell. Other parts will do less do. Places like Elmschott Lane are quite deep into Cippenham so would very rarely suffer from the smell.

    No idea of crime. It doesn't seem too bad.

    What is your budget?

    my budget is around £250k and i am not getting anything in this in langley and Burnham was beyond my range anyways. But the way proprty is flying I think cippenham too would be out soon :)

    Actually the property i am looking at is Further out. its between Bath road and cippenham lane but closer to bath road.

    Is that along the stretch of road with the Mercedes dealership at the junction with Bath Road? You should be fine there for the most part but you will get occasional smell from the sewage works. I don't spend a lot of time around there but I doubt crime is an issue on that street.

    To be honest I haven't seen the property yet. Going tomorrow.But its close to the small business park where you have Harveys and Homebase.

    Just had a quick look on Rightmove and I think I see the one you are looking at. That is quite far in from the works so I doubt the smell issue would be regular there (if it was you would know when you view!).

    From what I can see, only the Windsor Meadows and Cedar estates have a big issue with the sewage (and they are built right along the motorway). The rest of Cippenham doesn't have a full time issue.

    Edit: I use that Homebase regularly and have never had any experience of sewage smell there.

    Thanks a lot Walcott. So how much do you think that house should go for :)? I like the area too. seen little crime on that street on police.gov. it was just the smell part that I got to know about from your other post.

    Is it the 2 bed mid terrace you are looking at (the period property)?

    BTW there is a 2 bed bungalow on the other side of Bath road for your budget. That would almost never have the smell issue.

    Yes. I think that should be the one. Can you send me the link to the 2 bed bunglow? If i decide to go the terraced one what % below the asking price do you think I should be going for.

    I can see that you know a lot about the area. Will really appreciate your help on both of above.

    Just sent you PM.

    The one you are going to see is quite nice. It has an extension for the kitchen which makes a huge difference to downstairs. I think may be slightly overpriced. I would say between £235k'ish maybe slightly higher. I know that houses just like that near Burnham station (which is in Cippenham) are going for no more than £210k but they are very close to the station.

    I'm no expert in that particular area though.
