    I know it's not really much help but we pay 525 a minth for a 4 bed property with off street parking and it's own gardens and lovely views.
    I'd say move out of London if possible..... its ridiculously expensive
  • The average UK salary is £28,000. London is far more affluent than the north of the country, I would not be surprised if the average London salary is nearer £40,000.

    Completely unrelated to the OP and no help to them at all, but that value really surprised me so I just had a play on the ONS website:

    So the mean is higher than the median, which seems a better 'average' to use, but not by all that much. And in London the median salary is about £34K. (The data is from last year but I can't imagine that the median will have gone up a lot since then).

    The data for those values only comes from those in full-time employment though and considering all the issues over people being underemployed, plus those looking for work, the real mean/median income will be a lot lower.

    Anyway, having been prompted to google it, thought I'd post it in the hope that it's not just me that finds things like that interesting!

    I rent a 4 bed 2 reception house with garden 22mins from Cannon street by train & pay 1,100 pcm. Move.
    I don't respond to stupid so that's why I am ignoring you.

    If the estate agent wants to offer rent guarantee insurance to the landlord the tenant will need to have an income of at least 2.5 times the monthly rent as anything more is considered unaffordable

    I'm sorry OP, while I feel your frustration, there is no way you can afford to pay £1200 a month in rent when you only earn £28k. The letting agents are right.

    As advised, if I were in your situation, I'd seriously consider moving to a cheaper part of the country where you can afford to give your children a better quality of life. There's no shame in that.

    I repeat - he doesn't even need move to a cheaper part of the country. There are plenty of properties of the size he wants IN LONDON for not much more than he's paying now.

    I'm sorry, but don't be so daft.

    EVERY letting agent will do that. It's simple business, and common, sense.

    So I earn £25k a year, do you think if I wanted to rent a house at 3k a month and said, "oh it's ok, I can afford it, trust me". Then they would / should just take my word on it and hand over the keys? Would you do that if you were a Landlord?

    really, in places that you would want to raise you children and would feel safe walking about in at night?

    Can you provide some examples please?
