why do you think my house hasn't sold?

    Have had a look now and tbh it's not as bad as you'd made it sound OP ;)

    My thoughts are -

    The second and third bedroom definitely look cramped and therefore quite tiny;

    The kitchen and bathroom look dated and in need of money spending;

    The front elevation lacks kerb appeal, but some tubs of Spring flowers would rectify that;

    The living room does look as though it can't accommodate a family as a result of the one small sofa - although the room size disproves that point;

    The rear garden looks unloved and isn't selling a *lifestyle* - why do so many new build owners never bother to lay out a garden with shrubs etc, instead leaving it as a patch of lawn?

    The layout with access to kitchen via dining room plus the lack of a second bathroom would put me off were I a FTB looking for a newer home (which I'm not and wouldn't be as I prefer character properties :p), but there is obviously a market for that type of home......if I were looking for a newer home and could put up with those compromises I'd prefer to buy the one below for less money

    Obviously I'm not au fait with sold prices or the area in general - we only go to Blandford occasionally - and that other house may be in a terrible area....Blandord does always seem to be overrun with Chavvy types when we visit :o

    to my shame the garden was lovely when we bought it but I'm not a gardener anď have no interest in flowers which the kids just trampled anyway but its no reason the new owners couldnt make it beautiful. Our next door neighbours garden is fantastic, they are retired though and love gardening! New build isn't my preference either but it suited us at the time.

    Oh and there's no social housing anywhere near us (which is now the opposite on any new build site) if that makes a difference keeping those Chavs away!?!

    Get agent to come back and take new photo's of outside - stick tubs of flowering plants on doorstep and back garden first, and get bins out of the shot!

    Not sure what you've been told by EA's is true about getting asking price. Rightmove seems to indicate the market there is on the slow side. So you may need to be willing to accept an offer a little below asking price. I would do a bit of research on that, discuss with your EA and find out average time to get an offer.

    Friends' mother sold her house in a village near Sherborne a couple of years ago - on the market for several months and reduced it by a small amount (5k on 280 property) but she sold it at a good price to people moving into the area. So could be a case of wait and see - some folks do go out and view properties they don't want to buy, often as a way to get a feel for what they might get for their money.

    Did you replace 14 year old wooden windows with UPVC? that probably knocked £000s off and mad eit much less saleable.

    What?????? Everyone has done it. All the wooden windows were blown and the wood needs caring for. These are modern houses with modern windows. Not to mention the savings in heating.

    you're the first person ever to suggest this is a mistake.

    You asked me if I would be discouraged from looking based on the points I made. The only thing that would make me think is the lack of a second bathroom/toilet. I however don't know the local market, so very little idea what to expect in that price bracket.

    I had an inkling there would be storage under the stairs, but it isn't clear from the pictures/drawings this is the case.

    I know fireplace is also personal preference, I was just saying I would find it restrictive myself having it there.

    Room dimensions would help me (and thus people like me) visualize things better. I imagine many people would like to know if their furniture would fit...

    I didn't say that . I said all the agents said I should expect to get between x and y and that those figures were the same for each agent. Within £10k max as would depend on what I can get off my purchase but any less and I can't buy on so won't sell.

    Are you saying you can't see the dimensions? Because that would be a problem.

    The better quality builders use wooden windows for a reason. They are more appealing. They suggest quality.

    You are getting the viewings so what are people going on to buy, if you made it clear that £210 is your min you may be getting offers but the EA not passing them on if you set a hard min

    Sorry - didn't read that bit properly. So there's some negotiating room there which should help.

    Yes they use them because they're cheaper that's why they're alway on new builds.

    Have you ever tried living with wooden windows? We're not talking original victorian sash here. My house is 14 years old it isn't a period feature.
