You don't think a 15x12 foot room looks big enough to seat four or five people, with all that empty space in the photo? I do. Or perhaps I just have too much imagination.
The photo of the bathroom could be better but there's absolutely nothing that would put me off viewing this property if I was looking for a three-bed with garage in that area.0 -

Well that was my concern when they advised us not to put another in but we've had no feedback about that and it's usually talked about by the agent during the viewing and it is clear when you're there a corner sofa or 2 sofas will fit. Another option is a chair by the window or where the computer cupboard is. It is nice having the open space when you walk in the room and the bay being open is nice. When people are here it doesn't seem to be an issue and no one's said it as a reason but if it puts people off even coming to view then that's a problem -but would it?
The other thing is we had 2 sofas for the best part of 6 months and it didn't sell.
Is that enough to put people off viewing? Maybe we should reconsider....0 -

Yes it is a bigger than average lounge for a newish build in this price range and having the dining area separate leaves lots of space. The bathroom is small but leaves more living space for the bedrooms!

I look at photos first. If they grab me then I look at layout & room size etc.
If the photos don't grab me I don't bother.

To me it just lacks homely touches. And the living rooms looks big and empty, but not like a cosey living room. Then again if you are getting viewing gsm the pictures may not be an issue.
However, when I've been to see a house I look at the pictures again when I get home and sometimes they start to put me off the house even though I like it when I was inside.0 -

Not as misleading as photos! For example, I also have two huge chunky freestanding wardrobes in the main bedroom which can't be seen in the pictures. So without looking at the measurements would you think that photo gives you all the info you need to judge the size of the bedroom?
the only way to know if a house is any good for you is to look at location then see the house. If people are dismissing my house on the value of the photos they could be missing out and in turn so am I!0 -

I'm clearly a more practical person when house buying because I don't really bother with photos, location, floor space, expensive jobs like roofing and windows, and layout is what I'm looking at. How the current owners decorate or accessorise won't matter when I move in.
I struggle to believe that someone would buy my house if I put another sofa in the lounge since when they move in I'll have taken them all with me or because I paint a colour on the wall but I know it's true because it's exactly what happens on these property tv shows!0 -
My main thought is that the bunk beds make the kids bedrooms look smaller than they actually are. Would it be possible to reduce the furniture and the height of the beds until the house is sold and get some new pics taken? Not possible if you've got two children in the first of the two rooms, but otherwise.
My other issue would be that I would want a second toilet and possibly an en suite in a newer house, but I don't know the market or how yours compares against others at the same price.
Kitchen and bathroom are looking a bit dated (I have the same problem with my house which is a similar age).
Put some nice planted up pots at the front to add to kerb appeal.Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.
