Nevermind, was being too lazy to scroll down on my tablet to the part that actually lists the room dimensions. They aren't included on the floor plan, where I'd usually expect to find them.
Lounge is a decent size, most of the other rooms aren't huge, but I've seen worse. Only thing would be the size of bedroom 3, but that size is the norm for many houses of this type, so nothing unexpected there. The master bedroom is on the small side too, would have a hard time getting the storage in there I'd want in a master bedroom, but again, that's just my opinion and as I used to live in Belgium and Holland, I tend to be more demanding when it comes to room sizes.0 -

First of the stsc was on for the same as us then reduced to what you see and sold in a day. If I find somewhere .......
second is on a nasty council estate you can tell it's ex council so yes big rooms etc but I would never live there through choice. Sorry sounds bad but there you are. I've lived here 8.5 years and I know what its like and who lives down there.
The detached is on my road. Its underpriced for a quick sale in fact the asking has been reduced by £10k already. The integral garage reduces floor space, its a case of paying more for detached.0 -
Yes they use them because they're cheaper that's why they're alway on new builds.
Have you ever tried living with wooden windows? We're not talking original victorian sash here. My house is 14 years old it isn't a period feature.
Ours is 12 years old and has wooden windows. Not a cheap build by any stretch of the imagination. I hate UPVC with a passion, so we spend time and money maintaining the 11 windows and 3 sets of large French doors.............Trying to be a man is a waste of a woman0 -

Lol, that's good then. I know different agents do different things I'd say 50/50 put it on the floorplan or don't. Some agents dont even do a floorplan0 -

That's why you need new pictures the angle of the pictures in the bedrooms makes them looks small. Your girls bedroom looks smaller than my single bedroom but I bet it's bigger.
Your dining table looks shoved up the corner which then looks like you lack space. If it had something on it and was moved out a bit it would look inviting. You could tie back your dining room curtains and make more of your garden seating area and it would look much more inviting.
If you took these for example, I think your house is much nicer but they both have lots of inviting touches for the prospective buyer and the spare rooms are quite minimalistic.

Yes. I had a new build with them. They were much more aesthetically pleasing than the UPVC on the neighbouring road and one of the main reasons we bought the house. That's a really awkward room for sofas. Restricted on the wall the sofa is on by the doors, can't put one on fireplace wall, so to get a second sofa in it has to block either the doors to the dining room (and its the only way through) or the bay window.Trying to be a man is a waste of a woman0 -

I'm sure yours look fantastic because as you say you spend time and money on maintaining them which is necessary. Our double glazing blew on more than a few panes. So we fell in line with everyone else in the street and replaced them. Best thing we did to the house so easy to clean and no time or money to spend again. Warm house good epc and fully double glazed. Oh and it does increase the sale price and "saleability"
they look much better than the wooden ones ever did, close properly and have safety features we didn't have before for peace of mind.0 -

Maybe that's your problem your house is VERY close to that estate some would say part of it is so close0 -
