  • My favourites - NW again. Queried ground rent on a property and I told them on 7th it was peppercorn rent only. Case sitting showing no outstanding requirements since but no offer - called today to hear them say there were outstanding requirements - ground rent! No one there knew what peppercorn meant... am I being picky? Or would that not be a term you should know?

    Three apps for one client.

    Purchase with Halifax, LTB with VM, BTL remortgage with BMS.

    Halifax and BMS both offered last week.

    VM valuation back today. Valuer doesn't agree with our rental income assessment. ARLA agent estimated at £1400 to £1500 so we used £1450. Surveyor for VM says £1350.

    Mortgage reduced by £12k.

    Knew this was going too smoothly...

    New residential purchase.

    Repayment vehicle is current residence which is being retained unencumbered and let.

    Purchase price £385,000 in December 2000.

    Our estimated value £725,000.

    Halifax estimate using Rightmove comparable tool £345,000.

    Case offered by Nationwide on Monday after a 2 months fight with them!


    Call today saying offer not valid as we sent it out before confirming income requirements were met!

    To finish my moan from earlier, there is no longer an option for the client to pay Colleys to do a valuation, so no right of appeal against a patently ridiculous valuation on a one-off property surrounded by smaller, cheaper comparables.

    I firmly believe Halifax does not want interest-only business and should simply come out and say that.

    My least favourite job is writing demands & needs statements for protection cases.

    I've finally got around to writing four this morning, with maximum cribbing from previous cases with same benefits, provider etc.

    75% BTL on newbuild flat.

    Client comes back and asks why not NatWest as their rates are better?

    Because NatWest is max 65% on newbuild flat on BTL and you said you needed 75%.

    Well, I've spoken to NatWest and they say they will lend 75% on a flat.

    Newbuild?

    Yes, I told them it was newbuild.

    Well, we suggest you go back and ask again and here's a copy of the criteria showing it's max 65%.

    Why appoint a specialist advisor, then second-guess them each step of the way. If we could use NatWest, we would have done... :mad:
