landlord not renewing tenancy - Help

    He is panicking - don't worry.
    He has probably told his ex that you are definitely moving out and will have to face her wrath if she can't move in.

    Ring Shelter for reassurance or speak to the council and play them the voicemails (don't delete them he's intimidating you)

    You won't be wrecking your credit rating -you won't be evicted for non payment of rent so why would it affect your credit rating-He's making it up as he goes along.

    Word of advice- when you DO move out- take lots of photos with a camera that shows the date and time on the photos of the condition of the property. A good friend lost her deposit when scummy LL claimed she had wrecked the place and used 5 year old photos in court from when previous alcoholic tenant left claiming they were taken when SHE left.

    Yes it's tough, but the landlord will eventually have to realise that he is the one who messed up.

    Your line at all times should be that you are doing your best to move on, but that he simply served notice far too late for his own deadline.

    It will not affect your credit rating at all. You may lack a reference but it doesn't look like you need one.
  • Perhap the land lords wife would be better off viewing the houses he suggested to you.

    Suggest you change the locks to prevent entry.

    A couple of years ago, the landlord came round with his dad to sort out the draughts (lets not go there with the gaps in the ill fitting warped doors) and as the front and back doors are not particularly secure.he changed the locks (It was brand new in the packet) and gave me both the keys so neither the letting agents or the landlord have a set of keys.

    I've saved the voicemails and written down exactly what they say. I've left a message with my housing officer to ring me urgently.

    Good idea with the photos but when we were on friendlier terms and talking about getting my deposit back, he emailed me saying that he wouldn't allow the letting company to deduct anything from my deposit. I've lived here 5 years, the house wasn't decorated when I moved in, the check in inventory points out all of the faults including poor decoration, chips in woodwork, scratches to the floor etc etc.. I have decorated the children's rooms with his permission as they were appalling and he paid for all the paint and brushes etc as he wouldn't pay out what the quotes were for having it done. He paid me for them via online banking using paint as the reference.

    A deep clean before I moved in wasn't done either, the oven is showing in the inventory be to in poor condition etc etc etc

    Every 4 monthly inspection says that the house is in need of decorating, He wouldn't repair water stained ceilings when the toilet leaked, when the lights stopped working in the upstairs bathroom, he had them taken out and a bulkhead light put in but refused to pay for the ceiling to be painted and instructed the workmen to only patch up the holes from the old inset lights. It looks awful ...

    If what you say about the condition five years ago, let alone now, is true, then his wife won't be moving in straight away. People don't move out of rental properties and into home ownership all on the same day - Only masochists or those moving from home ownership to home ownership do that. I don't believe the time pressure on the wife is as acute as he makes out.

    I really feel for you. You are so close, please ignore his threats and bribes. He will not be out of pocket financially and if the story of the wife having the same moving day is true, her landlord is in the same position as yours.

    When you put someone out, you can't be surprised when they end up putting you out, Mr Landlord!

    He sounds like a bit of an idiot. I'm sure things will be fine but just some information to have in mind (don't be alarmed, this is unlikely to happen) - if the landlord enters your property without advanced permission or otherwise prevents you from accessing your home (changing locks for example) or threatens you in any way, it is likely that you will need to contact the police. Don't wait for MSE to tell you this if something happens, and DON'T assume you're in the wrong or it's your fault despite what he might say. You can always call 101 for non-serious crimes in a non-emergency and they will be helpful. :)

    Work have sent me home as I was "a bit" tearful and my housing officer has rung me back. She has advised contacting the police if I get any more hassle from the landlord to make them aware of a potential trouble that may be heading my way. Told me to ignore any more calls from him.

    He has demanded that the council house his ex wife and child (not his child) whilst I get evicted as they will be homeless but they don't live locally so would have no chance

    The paperwork has come through from court today with the defence form for accelerated possession procedure. Need to have a good read through this. I've got 14 days to send it back. If I send it back straight away does that mean they get to chuck me out earlier ? Its dated 19.05.14. I was under the impression that courts were really busy and it could take 4 - 6 months for the eviction

    Still nothing happening council/housing association wise. I ended up 3rd in line on a house last week but think that's because its not in a good location. There are very few properties available each week
