    I presume the tenants have SIGNED a copy of this inventory?

    (otherwise it's not worth the paper it is written on...(

    Would've = Would HAVE (not 'of')

    When I had it to sign, I would've scanned it and therefore had a copy on my PC (saved in the cloud, obvs).

    In which case this expensive company you used should have printed TWO copies, one which the tenant signed and kept, and the other that was for you.

    I'd claim the £30 back from this company rather than p*ss your tenant off.

    Keeping your tenants happy means they're much more likely to respect and look after your property.
