    As a landlord since 2000 I have never felt it sensible use of my money to pay a
    considerable amount of money
    to someone else to do an inventory but, hey, it's a free country. And certainly not a
    considerable amount of money
    and only then get one copy: Mind you it is quite possible any sensible inventory company would have already sent the inventory direct to the tenant, albeit not all inventory companies are sensible, nor sadly all agents or landlords.

    I cannot see from here if your tenancy agreement with your tenants says you can charge for such things or not. Were you to try to charge, they refuse, you take them to court for the £££ owed I fear we all know what the Judge would decide.

    In a sensible country like Scotland charging a tenant for inventories or copying fees is illegal (arguably since before 1984..). Come on England, catch up!

    From a landlord's perspective an inventory is to protect his, the landlord's, interests: Not giving a copy promptly & freely to the tenant erodes those interests.. and I'd bet £5 any wise solicitor would advise you not to keep it hidden & secret but, hey, free country.

    Further, charging a tenant this early in a business relationship for what many would see as a petty matter is likely to be unproductive & may lead to disappointment on the part of the landlord. But, your investment, your decision.

    I sincerely hope your tenant is happy in his new home, his property (oh yes, HIS property..) - see..

    Had your copy been signed by the tenant? If not then you need to provide to them anyway.

    You are setting yourself up to upset the tenant at the beginning. I'm not being funny but how much does it really cost to print a copy in 2014. Scan and email it if you don't want the associated print costs.

    FWIW I would expect the tenant to take a copy themselves when they've signed it for their own protection but not giving it to them makes you seem a miserly landlord, what else do you scrimp on?

    It's a business expense, get over it. How much time does it actually take to print off another copy....not long unless you are an utter moron. It would take you longer to work out how much to charge your poor tenant than it would for you to just do it.

    Has the tenant even seen a copy of the inventory to comment on? If not it isn't worth the paper it is written on.

    It's a business expense. Of course it isn't reasonable to expect the tenant to pay.

    Leaders are a lettings agent: Stone me they get through Directors fast - as a check with Companies house shows..

    To become a lettings agent in England requires no training, no qualifications, no regulation, no membership of any professional body, no criminal records check on staff, no personal hygiene, nuffink!!

    Sadly, in my experience too many lettings know little or less about landlord/tenant law: Leaders view on this matter I doubt, I'd rather rely on a specialist LL/T solicitor as in my link... There are good agents however - I use one.

    they lied, i had my property fully managed and when i got it back there was about £2k of damage £1k of uinpaid rent the tenants use the living room wall as a dart board, leaders told me they had checked the property it was fully managed! later i found out they had not as the tennant woudl not let them in! as they had given the keys they had charged me to make so they have a spare set and given it to the tennat without my permision, they spend my deposit on repairs charging £300 for cleaning £100 to remove rubbish i have asked for receopts but have had nothing! please stay away! they did the same with my first letting but i kept them as they found a client quickly, not they want to charge me a finders fee after me losing upwards of £3k and £2k in unpaid rent! i am taking them to small claims court as they were fully managed and di no inspections! i despise them and i suggest you stay clear, they have caued me lots of stress and dont care, they are very common and have no skills , i really hate them! for treating me this way, i wanted fully manged so i could have peace of mind! absolutely disgusted i will now mangae myself
    On the basis of those opinions I'd (as a landlord) not touch Leaders Limited with a long barge pole...

  • Am I missing something? Can't you just photocopy it?

    as a tenant I have never not had a copy of my inventory. I need it to go through when I leave so that I leave it as it was given.... I would imagine it's in your best interests to give them one.

    it's normally about 3p a sheet at a newsagent to photocopy....
