Would you buy a house next to a petrol station?

Hi,

We've seen a house that ticks a lot of our boxes however the one thing that is slightly putting us off is the fact it is next to a petrol station. Now its got a big back garden and a very high fence so when you are in the garden you wouldn't see the station however I suppose there is a chance you'd "hear" a lot of the general traffic movement etc. The house itself is semi rural but on a main road between villages so whilst its not like the m25 or anything there will be a reasonable amount of traffic and consequently I suppose the petrol station will get a fair amount of traffic through the day.

We've looked at house near railway lines and on busy roads but this is something we haven't come across before so I wondered if anyone had any experience of leaving next to a petrol station? It would be a shame to rule the house out on this point alone based on our "assumptions" that it would be a problem as other than this we really like it.

Thanks

  • just make sure you take out some good insurance haha
  • Given the location of the house - as you describe it as being on a not so quiet road during the day - I would think about what the petrol station will be like at night.

    Will it have fuel deliveries?
Does it attract people after pub closing time on Friday nights?
Is it a meeting place for boy racers?

If these concern you, best thing is to go to the area on a couple of weekends and see what it's like in the area.

I'd go for a train line rather than a petrol station, I think.
  • its making you think twice, so it wil make others think twice. but someone will buy it.

I probably wouldn't- fuel deliveries and the smell of petrol would put me off.

then again some rural petrol stations seem to get very little action- they tend to be very expensive so only those who are caught out use them from what i can tell.
  • I recently went to view a property several doors down from a small petrol station, my concern was the risk of explosion! I wondered if you could even get insurance to cover against this likelihood?!

Although the house was nice, we ended up going for another as it wasn't Victorian which we really wanted.

You could ask the seller about insurance?

We're buying a property off a main road, the traffic noise doesn't bother us so much.
  • I wouldn't buy next to a petrol station myself, but I'm an overly anxious type.

If its going to be your home and its not a problem to you then go for it. But the fact that you are asking on here makes me think your heart loves the house itself but your head doesn't want to live next to a petrol station.

I wouldn't, not just because of the explosion risk but the fact you could send up with a 5 story block of flats on it. Same thing happened about half a mile down my road. Small petrol station closed and the council gave permission for 48 flats to be built on the site despite every nearby house objecting.

My concerns wouldn't just be traffic, smell and risk of explosion but certainly the ones that sell alcohol and are open 24 hours seem to attract large gatherings of youth causing problems.

If the price is right maybe, but I'd rather not personally.
