:rotfl: you've just hit most the calls we get on the head :T

they either expect us to know them by first name and everything about the file or they don't want to speak to us (the sec's) at all.

... and I note you didn't even quote me by NAME in the above quote....I mean... why I bother with the office junior... Let me speak to SOMEONE IN CHARGE!!! I will be writing to complain!

Telephone bullies. Same as road rage. Without the personal presence we feel able to be brusque, rude and difficult. Same with the internet. I mean, this Forum. Bunch of useless selfish landlords, and as for the low-life renters.

I'm off to read the Mail Online to calm down.

Unfortunately while we don't make up the rules we do have to adhere to them
Unfortunately, everyone's interpretation of the rules is different, so where some firms are demanding photographic ID only, others are happy to accept that not everyone has a passport or photocard driving licence.

Dealing with several solicitors, it is the inconsistency of interpretation which confounds most.

If the Money Laundering Act stipulated what is required, we could all sing from the same hymn sheet, so to speak... ;)

On the ID situation ....... a barrister told me that until/if photographic ID becomes compulsory in this country, no-one can insist on it for ID purposes.

My conveyancing solicitor (who had asked for photographic ID) checked this out, and agreed (with an apology) that this was absolutely correct. In the end I supplied a P60, Council Tax documentation and birth certificate.

That's a very useful piece of information - thanks

Legal requirement and contractual requirement are very different.

Not sure how courts interpret the Money Laundering Regulations, but these regulations clearly state that customer must be identified and his identity verified.
How do you do that without a photo ID is unclear to me.

This is the hypocrisy of the system: sure having a photo ID is not compulsory.
But then if you don't have one, in principle you cannot buy property, open a bank account, or even find a job.

By getting someone "of good standing in the community", with no formal definition of what that may mean, just a rather random list of examples, to sign the back of a photo of you?

It's good enough to get you a passport which you can then use as photo ID for everything else, so why not?
Let's settle this like gentlemen: armed with heavy sticks
On a rotating plate, with spikes like Flash Gordon
And you're Peter Duncan; I gave you fair warning
  • From one legal sec to another, I hugely sympathise, most of my days are the same! As for those who "forget" to put us in funds for searches, and then moan when we ask for it, complain that we haven't called them back (usually because there's been no change since I last spoke to them an hour or so ago) and as for estate agents who wind everyone up telling them everyone's ready to exchange when we are nowhere near ... I could go on, must be getting to the end of the week!
