House price rise ratio detached vs semi-detached

My question below is based on real life scenario however I've changed some details to make it easy to explain.
Two exactly similar designed houses [equal floor space] on the same street, one detached [Cost £350,000] and second semi-detached [Cost £300,000].
Imagine that average price rise for the area rises 10% over next 10 years. Would it be likely that detached house will have a higher percentage rise as compared to semi-detached ? For example, the detached house price rose 12% and semi-detached rose 8% ? If so, is there an index that can provide more details and some historical data.

There are a lot of factors to consider with this, probably too many really to provide you with a decent answer, it's one of those how long is a piece of string questions. A detached house will generally always be preferable to a semi detached by most people. Factors such as number of homes in the area of a similar type, larger homes, larger gardens etc will all factor into the overall figure.
You would probably be better to look at the historical data of similar properties in the area, use zoopla and start filling in a spreadsheet in XL you will soon find the patterns etc.0 -
Thanks, I know there are a lot of factors which can influence, the development is quite new so lacking a bit of data from previous sales hence the question was really under generic conditions.0

if you are talking about identical designed houses, just one with a 2.5m or so gap to it's neighbour and one which is joined, there is no way that gap is worth £50k
There is a house opposite me which is a terrace, identical plot to 2 others sold on the same release which are detached, it sold for £300k, as did one of the detached, the other sold for £310k, but had 2 extra parking spaces.
Detached houses are on average worth a lot more, but that is because they are on average much bigger and have much more land, but when you compare like with like, the difference is largely wiped out.0 -
Yes there is data available. Can't quite remeber where from though try the land registry house price index on their website.

id disagree in these circumstances. the 50k as a percentage is c17%, so wld you say the 'gap' is worth 17% more then been attached to a nocturnal Nirvana fan? who plays the drums?
i think the gaps cheap at 50k :-)0 -
It will also depend on demand and supply so look at the mix of houses. To use an example the estate where I live has has very few bungalows and therefore they go at a premium whereas an estate at the other end of town they are far cheaper as there is more of them.0

Having suffered very noisy inconsiderate neighbours in the past- I would choose a detached house anytime over a semi.

A gap is worth £50k where I live! It's because there are loads of 3 bed semis, but hardly any 3 bed detached houses, so they carry a huge premium and sell very quickly.

In my road the semi's are slightly smaller than detached but similar layout the detached normally sell for about 15% more.0

I strongly disagree with this too. As F_Bear points out, that's only a little under 17% and detached houses have certainly carried a premium of at least this much everywhere I've ever lived. There's plenty of people (like me) who would never consider a semi/terrace if there was any chance of affording a detached house.0
