Selling our house - please give feedback

Personally I don't think any of the pictures detract from the house - looks nicely presented so nothing there that would put me off viewing if I were looking in that area. As I'm not local I can't really add to the description - but it does sound a little generic. If you want to reduce the number of photos I'd remove a couple from the kitchen - photo 2 and 5 perhaps and loose one of the ones of the small bedroom.0

            De-clutter, neutralise, clean and tidy.
Maybe conservatory side with fence could do with a blind/net/some sort of opaque-Ing?
Very acceptable! Good luck!0 -
This is actually relatively local to me and seems slightly overpriced. But I'm sure you/ your agent has done the necessary research on that. Pics look nice and /i like the character the toys add. Would agree on bed linen but it's the viewings that matter.Mortgage (original/ current):193,000 (23/09/11)/ £102,500 (07/11/2019)

You're only down the road from me & houses are selling pretty quickly & because you've got pretty good space with the large kitchen diner, it should appeal to a lot of people.
As you can't change pics, my only suggestion would be not to have quite so many of the kitchen as it isn't an up to date one, so not one that viewers are going to fall in love with & make them really want the house.
The kitchen pics I'd choose to get rid of are from those showing the frilly pelmet that goes with the curtains. This just tends to give the impression of a rather dated house, whereas the living room looks up to date, as does your dining table & chairs.
Pity about the creased duvets on the beds, but it wouldn't put me off of wanting to view.
Hope you receive an offer pretty quickly anyway. The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
There are no room sizes either on the floorplan or the blurb, apart from the kitchen/diner. I always want to know room sizes.
I like the toys (and the house). I agree about the big chair though - looks lovely and confortable but makes the room look small, probably smaller than it really is.0 -
I'd get rid of most of the kitchen duplicates - i'd keep the 2nd and 3rd (so either direction from teh table - one looking toward the units one looking towards the washing machine). If you really dont like pelmet - you could use a different facing the window - but I think the angle is wrong..
I'd get rid of the second nursery picture - it doesn't add anything
good luck0 -
            Hi all
Many thanks for all the replys. Duly noted re ironing the bed covers and I will find time to do that before any viewings. It honestly didn't look that bad in real life - I think it's a combination of the angle of the photo and we actually have a bed rail on the side of the bed that the photo was taken from that was coming out a bit strangely. We will also take the pelmet down in the kitchen, I agree - it looks very old fashioned.
As a couple of you have pointed out, they have put all the room descriptions in the brochure but not in the body of the page, so I have asked them to rectify that and to take out 1 of the kitchen photos and 1 of the small bedroom photos.
I totally agree in regards to the big chair making the small bedroom look even smaller. Unfortunately it does it in real life too, although it's essential when you have a small child that needs feeding in the night. We can't really take it out as we have nowhere else to put it, plus I'm pretty sure we couldn't move it with just my husband and myself! I'll just have to hope that the buyers see past that one
Thanks again for everyone's help

Someone should tell the agent that a 23' x 13' garage is not a double, 15' is the usual minimum width.
I think that this is another house where the major things may deter some buyers, rather than the presentation, e.g the small lounge and rather narrow 3rd bedroom, but would say these are not unusual for 3 bed 1930s terrace. Having non white windows will also deter some prospective purchasers (especially my OH!).If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
I'd definitely want to know all the room sizes before I'd choose to view any property. Having a floorplan is great though as it gives a rough idea of what furniture could be fitted into the space. Talking of furniture - the wardrobes in the bedroom pic (master?) don't allow much space for access at the end of the bed - not ideal imho - and the nursery chair looks way too big for the room.....but surely you and DH could move it?
As for the windows - if you have to have UPVC, brown is much preferable to white imho (but as I hate white windows I'm guessing I'm in the minority, lol!), so that wouldn't put me off although I'd want to change any UPVC to solid wood asap if I were buying
Otherwise, I'd agree that the pics/presentation are not too bad. I don't know the area so cannot comment on the price, but would assume as a fairly blank canvas - just requiring the usual new kitchen and bathroom etc - it will appeal to quite a wide range of potential buyers......good luck with the sale!Mortgage-free for fourteen years!
