Selling our house - please give feedback

Hi all
We are putting our house on the market with Hatched. The house will be uploaded to Zoopla / Rightmove tonight and we have the opportunity to make changes today. I would love to have some feedback.
Please note we can only remove photos (which I want to do as there are a lot of the kitchen for example) or update the description. We will not have an opportunity to take any new photos so please don't suggest this otherwise you might make me cry (I know a couple of them are a bit cluttered but we can't help that now)

I think the photos are pretty good actually, and the house looks well presented, so don't cry

Personally I like being able to see rooms from different angles as it gives a good idea of layout and space. The only one I'd remove is the second one of the smallest bedroom (with the cot and the armchair) as this doesn't add to anything, just emphasizes how tiny the room is. Somehow the chair looks even more squeezed in in the second one so that's the one I'd take out.

I don't understand why you agreed for the photos to be put up before you'd OK'd them. And I cannot understand why you'd think that creased bedlinens would be a unique selling-point. Other than that it looks like a rather nice house. I'd view it given that the location and price were what I was after,0

.. because they've selected a basic online agent, and the level of fees they're paying don't have any latitude for someone to spend time with the client, nor a process for, selecting the best photos?0 -
I dont think that there is anything that you can do to improve the listing. I would have dressed the beds differently but this isn't an option.
I actually like the nursery. i agree the chair is large, but having a young one i know why you have a big comfy seat in there!

Lounge - you've obviously taken the time and trouble to arrange the toys on top of the toybox (?) and cast them into the corner behind the sofa - would it have been so much more effort to take them out of shot completely?
Kitchen - a pronounced yellow cast on the first photo shows that the photographer needs to learn about balancing artificial light and natural, and what 'colour temperature' means..... everything's a different colour in the second
Bathroom - the piles of loo roll, bin, scales, and selection of shampoos and shower gels don't enhance the photo, and there's no need for the plant to intrude
Bedrooms - tidy up the beds so that they look as though you've made them. You may not iron the linens for yourself, but would it be too much effort to do it to make your house look good?0 -
I actually like that there are toys in the front room and little bits and bobs elsewhere, it makes it look like a family home rather than a show house. I actually detest places where every single bit of character has been taken out, it just looks so cold.
The only thing that mithered me a little was the creased duvet cover but that is only a very minor thing and would not (if I was looking to buy a house), sway me as to whether to view or not.We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.

The photos are better than many I have seen on here, but I would just choose the best couple of the kitchen and lose a couple. Maybe take out the ones with the yellow cast (incorrect white balance on camera
)
You cannot do anything about the bed linen now, but you can when people are coming to view. Similarly I would remove the chair by the cot for viewings.0 -
If the photos can't be changed then they can't be changed. There isn't one that I consider to be superfluous, so keep them all in. In a perfect world you would have had better photos and the house properly "dressed" but it isn't. I don't think there's anything that would actively deter a serious buyer, and I'm sure you'll get an offer quite soon if it's sensibly-priced for the location and you get enough exposure.0

I really liked the house. I don't know the area or the price but I thought the pictures were very honest and gave a genuine idea of the house. Based on those photos alone, if I was looking and this house was available I would think of viewing.

pics are ok, but i would remove duplicates.
blurb on main page should include a list of rooms/dimensions, not sure why they have only half done this by mentioning the size of the garage and length of kitchen/diner - easier to see than having to download the brochure.
floorplan is a plus point - can this have dimensions written on it?0
