Buyer Solicitor wanting an Indemnity Policy because deed has a blank page, help?

Hi All
Buyers solicitor has been sent a copy of the deeds, now the electronic copy pages go 1, 2, blank page, 3.
Now to any normal person, the blank page is clearly a mistake, it is a photocopy of a watermark in the original that can easily be seen.
They have asked for an indemnity policy, my solicitor told them no (without my permission but using common sense). Now we're holding up a small chain and are just ignoring letters appealing for common sense and explanations.
Are they just trying to hold us to ransom to grub up a few quids commission?
Is the simplest thing to do just to cough up the cash?
Frankly it is now three months since we started the process and I am sick to death of the whole thing. Will it be the quickest solution.
I just don't see what I am indemnitying (real word?) them for? That the blank page might one day unblank itself?
Any thoughts?

we had to pay a similarly pointless fee for an IP because our deeds (c.1886) referred to a missing document.

To make sure they're not get your solicitor to put the indemnity policy in place.

Not got that far, it only twigged today this is clearly what they wanted all along. Even the buyer is in agreement with me.
Frankly I just want the quickest solution to the problem.
The solicitor is local and I'll just make sure to say bad things of them if anyone ever asks me for a solicitor to recommend,0 -
Has the buyer paid for a mortgage application?
A survey?
Searches?
If the sale falls through he stands to lose all this.0 -
It probably wont be a lot, one of my clients had to pay a building regs one for £30.
Ask your buyer to pay it or buy it through your solicitor maybe?

I just had a look....
If I were to get a 'missing information' indemnity policy on my house which is valued between £150,000-£200,000 it would cost me £95.
Perhaps you could 'haggle' and say that you will pay for the policy if exchange happens by a certain date?
In the end the buyer's solicitors are trying to protect their client/lender and your solicitors are trying to save you money.Currently studying for a Diploma - wish me luck

I don't feel like playing hardball on the buyer, I want the whole thing sorted ASAP, it was OK when the sellers were getting their stuff together but now the whole thing is delaying the completion.
Was going to wait and see how much it would be tbh, I thought it might not be a lot, so for the sake of £100, etc.0 -
It is a former council house selling for £50k0

If it is pretty obvious that page 3 continues from page 2 and the blank page is unnecessary then maybe the Land Registry could be persuaded to issue a fresh official copy without the blank page.
An alternative is to try to get hold of the original document of which this is a copy tio prove that there isd no blank page. Unfortunately this is often not possible.RICHARD WEBSTER

We had it once where the Land Registry had just not scanned in a page and then destroyed the original document Richard.
