I'm not sure if it has already been mentioned, but do you have a friend who could do a 'mystery shop' and call the agents asking about viewing? Given they seem to be ignoring you, and that they have done a poor job with the photos and the description (I also hate the capitals, although that would not stop me viewing a house!) is it possible they they are also doing a poor job dealing with any enquiries?
When I was looking at houses I did have one agency which was appalling - I had e-,mailed them via rightmove and phoned them twice, before I managed to arrange a viewing. I arranged it with the agents on Tuesday, to view on the Saturday. When I arrived the owner seemed a bit stressed and in speaking to her it became apparent that the agents had only spoken to her about the viewing that morning! In that case, the house looked on rightmove as though it might be ideal, so I persevered, but had it been slightly less attractive I would probably have given up and moved on -quite apart from anything else, if the agents are as bad as that with viewings it would make me wonder how many more hassles there would be in future!0 -

I think that's a bit harsh - 12 years old? My niece is six and knows the different between suit and suite!As I mentioned before, the most annoying thing is that they sent me the initial brochure for approval and I scribbled all over it and took it into their office and went through stuff with them that they needed to change before the listing went live, and they ignored it :mad:
The second thing is something I also pointed out. The area is far from yummy mummy central so why on earth would our house not suit an older couple with 3 children, who as you suggest would be more in a position to afford ~195k for a house? I am going to tell them to re-write it, without the capitals.0 -
I would get some new photos done and either tell your agent to use them and / or get a new agent. We have had the same problem with photos - got my son who is a semi professional photographer to do them with a wide angle lens on a good camera and then he edited them properly. Agent put them on internet and house now looks better, we have more confidence that the photos actually reflect what the house is like - but still no viewings!! Good luck!0

I really do feel for you as we were in a similar position! Our flat was on the market for 12 weeks, 3 viewings & no offers. We choose to go with a smaller EA initially (to save money), went with a big well known agent once our 12 weeks were up & sold in 2 weeks. As much as what people have mentioned before will contribute, change EA & you will probably be in a better position. Once people get through the doors they will see it's bigger than pictured & see the potential!! The pictures make the house look so dark, not sure why as it looks like it was a lovely sunny day. Talk about exit with your current EA's & look for new ones, maybe have some come round & view the property. Also we didn't realise you have to give notice to terminate EA contracts (usually 2 weeks) but you can always set up to list with the new ones the day after your contract finishes.

How many are living in the house now, hubby and ?
if just hubby get the three other bedrooms dressed and don't use them
You are going to move whatever happens so start packing,
get some very good pics of the inside of the garage empty.
Start the decluter/move preparation
getting rid of stuff that is not moving(and not needed to dress the place)
Box up the excess stuff you want to keep(even stuff in cuboards) and stick in the garage(make sure they can stack so thye don't takeup much floor space.
I think if keeping the dining room try to get a better picture and have the table more away from the window, if possible maybe a sideboard or consol table there is nowhere to put serving things.
The space to the patio doors needs something, but on the floorplan it looks like it is open to the dinning area, how much work to remove the rest of the walls to make it more open and dual purpose, as others have said open plan family living/kitchen/outdoors is the current trend.
is the end bit in the kitchen a breakfast bar?
If anything between the kitchen and the utility there is too much of that sort of storage.
When the decking was cleaned was the table and stools done? if not do them and the fences/rails etc before the next set of photos.0 -
Do you have any friends/family with a DSLR camera, wide angle lens and a reasonable eye for photography? If so, I would get them round to re-take the photos. I would also want to be switching agents; it must be incredibly frustrating to have them ignore your requests.
I sold at the end of the last year and, even though my agents were very good and competent (and I'd seen decent photos they had taken on other listings), I opted to take my own photos. I edited them to tart them up a bit and the agent was happy to use them. I'm not exactly a hugely experienced photographer but I had the wide angle lens which makes all the difference. Any EA without a wide angle lens wouldn't get a look-in from me; I would think it's an essential tool to show off rooms to their best advantage!
For the record, I'd be happy to take photos for any of my friends/family if they were selling; it could well be that someone you know would be willing and able to do the same0 -
My first reaction was that it looks like it has been owned by a builder who added the back and front extensions and replaced the windows as cheaply as possible. I'd be worried that a survey would come up with all sorts of issues where the builder had cut corners and probably wouldn't bother even thinking about a viewing.
Next door just looks so much better with nicer windows and painted rendering.0
