Never, under any circumstances, take a sleeping pill and a laxative on the same night.

I'd say rooms do look a bit crowded - dark coloured wall covering not helping. Otherwise looks a nice house, just cosmetics - I had an untidy son living at home whos bedroom was a constant mess, I redecorated it stuck in a cheap carpet and got a buyer nearly right away.
Having said that I now wish I'd stayed put! But that's another story ...

I don't think it's too bad, although the lounge looks small - the EA should've stood further back or used a wider lens. A few other pics could benefit from the same advice. It's like he's taken them from inside the room rather than doorway, etc.

    Get them to change:

TO SUITE A YOUNG AND GROWING FAMILY.

    SUITE should be SUIT!

Would have moved a few things out the way for photos (weights, something on washing basket, stuff on wardrobes, teatowel) and would definitely get them to include an actual garden shot (not just decking!).

    Good luck.

    Jx

    Thank you.

So when they sent us the initial brochure through the SUITE was the first thing both OH and I noticed and it annoyed us, as well as the fact it states laminate flooring upstairs and in the hallway when it is solid wood.

So before it was even published I went to the agents and told them to change these and they ignored me. OH has asked again since and they still aren't doing anything so we are planning on getting a huge list of everything that needs doing and demand they do it all at once.

I think not only does the lounge look small but also the main bedroom and the dining room. They are a lot bigger than the pictures suggest.

I'll demand everything like the weights, that crappy stool, stuff on the wardrobes etc is put away before photos are redone.

I'd agree, this looks to me like a house that would be much better in real life not photos.

One picture made me stop and look - in the bathroom, I couldn't work out why the window area looked so dark and mouldy, it took a while before I realised it was a reflection in a mirror.

Its the outdoor space that puts me off, the front could do with some potted plants, the pebbledash could do with either being rendered or painted so it matches with next door.

Something to soften the clashing brick colour of the front porch, perhaps some trellis and a couple of climbing roses in pots?

Back garden, the decking looks like it needs a good jet wash and overall just brightening up a bit, it looks a bit grim for sitting out.

It's not pretty from the outside is it? The OH has bought some hanging baskets and potted plants. The decking is lovely in summer when there's loads of green in the garden, and actually has been cleaned recently (after I moaned that it looked awful in the pictures). It being wet doesn't help either.

Not sure how easily we could get climbing plants at this time of year. We did look at rendering but it would have cost a fortune because there's a large area and we just can't afford to do it. Painting might be an option though, thanks.

No. My husband lives there still while we are selling it, while I had to move away with work.

Thanks, I fell in love with the lounge wallpaper when I saw it, but now realise it makes the room look even smaller. Not sure if it's worth redecorating that room as that would take a while (at the speed the OH wallpapers!) but possibly even just changing the colour of the chimney breast to something less oppressive might help.

Sorry, yes my husband is living there until it sells.

    4 bedrooms?

I could only see pictures of 2

The photos are appalling. The way that they have been taken makes the place look incredibly poky. Not good.

In addition to that, there is far too much furniture in the living room. It makes the room look very short on space indeed.

These were taken by the agent and I can't believe they thought these were good enough! My husband could have done a better job himself. In fact he has taken some since which are so much better and he is definitely not the best photographer around. I'm going to ask for a different photographer next time, or send them my husbands shots and ask they use those.

Also if I was the estate agent taking the photos I'd have suggested things like moving the weights out of the picture but he doesn't seem to have any idea of how to market a house.

One is a box room with no bed in currently, but the other is an ok sized double but the agent said we shouldn't put pictures of every room on the listing and didn't even take pictures of that room.
