Why aren't people viewing my house?

I appreciate I’ll be sounding impatient but houses on my street sell very quickly and ours has been on the market for almost a month with only 2 viewings (which were both on the day after it went on the market). All valuations were between 195k and 200k, and we went with 195k for a supposedly quick sale and to get a lot more people through the door. A house a few doors away went on the market last week for 180k and has already sold but that only has 3 bedrooms, ours has an extra double bedroom, plus a kitchen that is over twice the size, a large separate utility room, an additional dining area and a separate downstairs toilet.

The 2 viewings came back saying it was a lovely house but just not for them. I personally dislike the listing, some of the photos are bad and the description I don’t think is really selling the property. However I don’t actually live at the house anymore and wasn’t there when the agent was taking photos.

I have asked everyone I know for their honest opinion and they all have no idea why we’re not getting more interest. I am trying to get some pictures re-taken and I want them to re-write the text (tempted to do it for them as I can’t do a much worse job!) as well as putting measurements on the floorplan as it’s useless without them.

I can’t post links to the rightmove listing for my house as I'm a new poster but if anyone wants me to send them the link and provide feedback that would be really helpful. But please don’t be too mean.

    have you searched for it on rightmove? Could it perhaps be listed without a garden or something else that might eliminate it from searches?

    Genius idea! Though I've looked on rightmove and zoopla and both say it has a garage, garden, off street parking and zoopla even says it has wood floors as a feature

    The photos are appalling. The way that they have been taken makes the place look incredibly poky. Not good.

    In addition to that, there is far too much furniture in the living room. It makes the room look very short on space indeed.

    I don't think it's too bad, although the lounge looks small - the EA should've stood further back or used a wider lens. A few other pics could benefit from the same advice. It's like he's taken them from inside the room rather than doorway, etc.

    Get them to change:

    TO SUITE A YOUNG AND GROWING FAMILY.

    SUITE should be SUIT!

    Would have moved a few things out the way for photos (weights, something on washing basket, stuff on wardrobes, teatowel) and would definitely get them to include an actual garden shot (not just decking!).

    I hate that picture! It makes the room look tiny (it is small but the picture makes it seem a lot worse). The huge footstool thing wasn't there when I lived there, it used to be in the corner of the room to the right of the fireplace, giving a lot more floor space. That photo will be redone I hope.

    Its the outdoor space that puts me off, the front could do with some potted plants, the pebbledash could do with either being rendered or painted so it matches with next door.


    Something to soften the clashing brick colour of the front porch, perhaps some trellis and a couple of climbing roses in pots?


    Back garden, the decking looks like it needs a good jet wash and overall just brightening up a bit, it looks a bit grim for sitting out.
