    Why not advertise it as a one bed, 2 reception room, with option for 2nd bedroom, flat.

    do estate agents actually worry about what they can "legally" advertise?
    is there any code that defines how they have to describe a property?
    If there is it must be the flimsiest legal document ever produced!

    You'd probably need the freeholder's permission to turn it into a 2-bed by removing the sliding doors and putting up a stud wall and door.

    You might have to move the light switch.

    Will the living room then still be big enough for a 2-bed home's needs from a perspective of the people living in it?

    Ask the EA the difference in price if it were a 2-bed and whether they think people'd be annoyed at your "cheek" for the sub-division, or lap it up.
