What you've posted there doesn't quite make sense. A wall, instead of doors between the dining and sitting rooms will give you a separate dining room and a separate sitting room. Unless you plan to make one of those a bedrooom once done?0

A lot of people here have direct experience of estate agents , and direct experience of the conveyancing process , so whatever an estate agent tells you will be over ridden by the process that follows, so in practice , get an estate agent round , and create a strategy to market your property

Firstly, it shouldn't matter a toss what the estate agent thinks. They'll tell you any old bilge just to get the house on their books, and have normally not got two brain cells spare to stop them drooling, let alone come up with a sensible suggestion.
The only view that really matters is from whoever wants to buy your house... which is really down to the views of the unwashed dirty Joe Public, and there are few places you'll find such a representative dirty and unwashed bunch as here. There are several rather experienced developers about on these forums.
I've even done a bit myself. I have bought quite a few properties in my time, done them up/split them up/built another in the garden, and I'd have imagined my view might have been worth expressing. Unfortunately - tragically -for me, I'm not an estate agent, so I'd not be welcome offering you a point of view, and you'd be better off practising your grammar and manners, whilst you wait for there reply.0
