Number 12 was one of the few in that road to sell for more than the original purchase price but they have used the garage space for a kichen and made downstairs much bigger.

Expensive southern prices again!My friend last year had her 3 bedroom detatched bungalow up for £270,000 and took £249,995.Its the stamp duty again!The government have a lot to answer to!0

We are in a hurry to move but cannot drop our price as we have a very tight budget and 2 small children so we need a liveable property to move to. ..
We also have a reserve of £24k that needs to be paid when we redeem our mortgage so takes a large chunk of our equity, hence the tight budget.
We earn a good income but have no savings to asssit with a deposit so all our costs and deposit are coming from our property sale.
This is the nub of the problem - your budgeting problems for the next property is your issue to deal with, not something for the buyer to resolve for you.The property will sell for what someone is prepared to pay for it. Your artificial requirements to extract a certain amount from the equity could be the main obstruction. Properties that don't sell can be because the marketing is poor but also because the price puts off potential buyers and needs to be cut.0 -
Sorry but the photos are poor. I don't mean to be offensive just being honest about first impressions.
Having your first / main picture as the bedroom makes me think that the house is ugly or that this is its best feature - might not be true but this is what I think.
Picture of black and white bedroom - makes me think the wall paper is overpowering and I would have to spend hours / money redecorating.
All I can see in kitchen is appliance wires and clutter - makes me think it is small.
Arrangement of furniture in longe makes me think this room is small.
Photo of garden makes me question whether it gets too much sun - the big wall ( side of someone's house)? Is overbearing on this picture.
I would ask for some new photos to be taken.0 -

Some helpful some not. We have been guided by agents, we do not take the photo's nor do we choose how they are put online, I appreciate the constructive criticism although I cannot move the walls at the end of my garden.
My question really was are there any other options to get us moving whether we sell or not such as a different way of renting/letting/mortgages for buy to let etc. I don't know how buy to let mortgages work and whether we could get an additional mortgage to the one we already have to allow us to keep our current property and let it out but get an additional mortgage on another property. My original question may not have been very clear.

Hello Kimmy, If you think your house would appeal to staff of the local hospital you mentioned perhaps you could put an advert of your house on some of their notice boards?? (I'd suggest asking permission and also ask your agent too) Might not do anything to help but wouldn't hurt I guess.
Also I would say that Dec and Jan are difficult months to sell. IN the same period you've mentioned I've only had 2 viewings so your doing better then me!0 -

Its very stressful and tough going with two young children, especially when we need to move quickly. I feel for you too, you must be very frustrated with it all too. I will contact the hospital today and see if they will allow me to put an advert up.0 -

Get them to fix the marketing.
7 viewings ask why they were not converted to offers.
What would it rent for?
The main issue seems to be you don't have enough equity(due to the reserve) to fund deposits for two properties.
Why do you have the reserve, kind of looks like your finances have not been thought through or under control in the past.

I think the posters mentioning the photo's are well aware they were taken by the EA. However you do have a say in how they market your property .
would you be able to charge enough rent to cover the mortgage , plus allownace foe repairs , bearing in mind a buy to let mortgage will be at a higher interest rate .......thts even if they let you do this
