That's harsh and unnecessary....and no-one said anything like it!!! You simply recieved some constructive criticism which you didn't like. People on here do want to help so stick around - perhaps read other posts as the theme of your question is quite common, and the answers are quite similar.
I merely wanted a little advice on here and thankfully some people have given it which I am grateful for and like I said I have taken that on board. Why you felt you had to post the above just screams someone who is looking for an argument. I would like to stick around for future queries etc but people like you really do put me off because you are just plain RUDE!!!

I think you completely missed R.Ts point.
The OP has not given the detail but looks like LTV is an issue with the £24k reserve meaning £270k is a min to move where as £250k is more realistic achievable price.
The trick is bridging the finance gap or coming up with another plan.0 -

Do any of these exist? Not according tot the photos.
I agree with this- If you're trying to interest people in buying something for over a quarter of a million pounds, I'd expect at least one photo of each and every room at the minimum before I decided if it was worth my effort viewing.0 -
For what it's worth I think it looks lovely and very well presented.
The brochure and listing need some changes and I'd ask the agent about this. The floorplans don't have any measurements, and the brochure doesn't have them for the smaller 2 bedrooms, on so there is no way of knowing how big they are and the third doesn't even have a picture. But those are minor points really.
I'm sorry to echo this and I know it's not what you want to hear, but if the house is lovely and it's just not selling I think it really must be the price and if you absolutely need to sell for nearer 270k you're stuck. But the longer a house stays on the market, generally the more stupid offers you'll get as people think you're obviously getting desperate.
Could you rent it out instead and just rent nearer your family? Use this time to save as much as possible so that in a year or so you can afford to take a lower price for your current house? You may have to get a BTL mortgage instead but they may give you consent to let if you explain the circumstances and say it's just for a short period of time.0 -
Well kimmy I think your house is very well presented. Some one mentioned the outside being sterile, that to me equates to a blank canvas. I don't really think a couple of shrubs in tubs will be your salvation. The real sticking point is stamp duty level. Wishing you well in your move.0

I think the house looks lovely but I do think that you are attempting to sell the house at the price you need to sell it for rather than what it's actually worth in today's market.

Maybe this is just me but sometimes I see an advert for a house and it seems honest. Right there in front of my eyes I can see the good and the bad.
Other times an advert just seems 'shifty'. When looking at the advert for OP I think the EA has put too much spin on a lot of the photos. E.g. the garden - that picture is really off putting to me. It shows the lawn better by aerial shot but at the same time I want to see what the garden looks like with a huge wall at the end from a standing POV and not as it I was a bird.
Like I said, maybe it is just me but I see this advert and think the EA is trying a lot on. Coupled with the exaggerated price it really would put me off even viewing this house.

Really appreciate the last few comments on here. Sadly for us the stamp duty is an issue that we can't overcome because selling at £250k leaves us with nothing. We do believe the house is well worth£260k but of course we are not going to be able to sell it for that either.
So we really are stumped. We have looked into letting and renting near our family but the properties in that area that would accommodate us rarely come up and our mortgage company are aware of what we want to do so they are unlikely to agree to consent to let as we have to move back in within two years. Plus we don't have the money to bridge the gap between paying the mortgage on our current property and paying the rent in the new property.
We have hit a brick wall at every option so unfortunately I think we will just have to sit it out.

We saw a house on 7th Jan, the EA only called today to ask what we thought of it! I liked the house but didn't love it, but if the EA had been more knowledgeable, more enthusiastic on the viewing and had seemed bothered and interested in me and my needs, I would have done a second viewing and possibly considered an offer.
As you say, you don't market it on the internet yourself but are your representatives doing enough on your behalf? Might be worth a call?
