Is there any other option to move quickly?

Hi there,
This is my first time on a thread so bear with me. We currently have our 3 bed semi on the market for offers over £270k. Ward and Partners and another independent agent are both marketing. We have had 7 viewings in the space of 2 months (since beginning of Dec 13). We are in a hurry to move but cannot drop our price as we have a very tight budget and 2 small children so we need a liveable property to move to. We have looked into letting our property and renting in the new area however we can't afford to bridge the gap between what we make on rent and what we need to pay in rent in the new property. We have looked into house buying companies but what they are offering only covers the mortgage and leaves us with nothing by way of deposit. We also have a reserve of £24k that needs to be paid when we redeem our mortgage so takes a large chunk of our equity, hence the tight budget. Is there anything we are missing that could help us get to our new location quickly? I feel like I have tried every avenue but keep hitting a brick wall. We earn a good income but have no savings to asssit with a deposit so all our costs and deposit are coming from our property sale. We live in a very sought after area that is right next to a hospital so feel that the property is a great location for doctors and nurses etc. Is there any site we can advertise our property on to appeal to doctors or nurses?
Any help or suggestions would be greatly appreciated.

Put a price on the property, 5% to 10% above the minimum you can afford to accept, rather than the ridiculous "offers over".

You are in that price zone where people are looking at £250k because of SDLT
Unless it is allready cheap at £270k to attract offers it might be a hard sell.0 -
The house was originally on for almost £10k over what we need. We weren't getting any viewings though so knew it was over priced. We have put it on offers over on the advice of the agent as we need over £270k but know we won't get £280k for it and don't want time wasters. We had an offer £40k under the asking price hence the 'offers over' approach.0

Offers over is totally meaningless to be honest. You're in prime territory for £250k offers for SDLT as has already been mentioned.
Your property (if it is the one linked to) is lovely and well presented, how does it compare locally to others on the market?Thinking critically since 1996....0 -
Offers over £270k is translated to buyer as seller saying "offer me £250k and I'll bite your hand".
It is VERY difficult to get over 250k in this zone.Happiness is buying an item and then not checking its price after a month to discover it was reduced further.0 -
If that is the house then a few comments.
1. For the most part it looks barely lived in. Except the child's room and the kitchen.
2. The front of the house looks barren as does the garden. In both cases I anticipate any purchaser will have to spend a lot of time and effort to remove various structures and gravel. Some plants softening the massive wall and the other boundaries would be great.
3. Only 2 bedrooms shown and one looks like a single?
4. No photos of the bathrooms at all?
Do any of these exist? Not according tot the photos.
5. Several unneccessary pictures of the main bedroom (which also looks sterile) and the lounge. Make the table look like it is used as an eating place rather then a blank feature.
6. In the kitchen remove the clutter above the wall cupboards; spells not enough room. Unplus appliances on the work-tops; spell badly placed sockets.
7. In the child's room, remove some of the clutter for the photo and think about editing the toys for the viewing period anyway.If you've have not made a mistake, you've made nothing0 -
If the property is the one in the link I provided, then there are three immutable aspects that IMHO will deter buyers (well, I didn't like them) the high wall at the bottom of the garden, the galley kitchen and the relatively small lounge/diner.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

If the property is the one in the link, then you need to have at what has sold around you....your price is the same as some of the 4 bed town houses...yes they are 3 storey and some have a garage and some don't...they all have parking
Some are much bigger than your house... this one for instance is 1,765sqft while yours is 1169sqft.....around 50% bigger. And they appear to only a street or so away from you....within spitting distance. It's under offer.

To be perfectly honest the downstairs of your house seems very small, though the bedrooms aren't too bad.
I think it's probably too expensive for what it is.....if you're pitching it against 4 bed houses than I'm not surprised it hasn't sold.
2 of the 4 bed townhouses sold in Feb and March last year for £265k each....
