    Can anyone advise if I take or rather ask for the desposit, if this is haded over in respect to decoration, am I still able to pursue any addtional damages (if they exceed the deposit) via a court, or must I give back the deposit and pursue the whole amount via the courts (if required).

    But there's also common sense to consider...

    If a tenant did any of the things that Jim suggested, then I doubt any LL (even one who is entirely aware of the law) would just whistle and think "I'll wait until they move out before I worry about this", because common sense says that if they've ripped out a kitchen and put another one in, they are obviously not going to return things to the way they were...

    Again, true. But my point is the Landlord can't do anything, until they don't return it back to the original state at the end of the tenancy.

    Wait for proper advice, but I'd me making a very reasonable list of what money you want for doing what to get it back to how you had it before and totting it up - then you'd need to send them a letter before action before going to court.

    Id be very wary of p!ssing them off untill you have their forwarding address to pursue them.
    People don't know what they want until you show them.

    There are grounds in Section 8 that can be used to end the tenancy early, which could apply if a tenant went on a crazy and unauthorised renovation binge. But the contract would have to be written the right way and the problem would have to be severe. Plus damages would only be awarded around the termination of the tenancy, it would just be made earlier.

    All issues about tenants feeling at home etc etc are irrelevant.

    The question is:

    Would the reasonable man rip up carpets, channel walls and redecorate a rental property without the consent of the landlord?

    No.

    That would depend, some rental properties have walls and floors that need neutralising. Just because somebody OWNS a house it does not automatically mean they have good taste OR a good grasp of grammar ;-)

    So you did say that. Apologies it was the shock of 2k on redecorating that got me. I'm hoping to do my 2bed flat for a lot less.

    Your colour is still not me but I like white which I know a lot of people don't.

    My place is already white but its looking tiered and skirtings yellowing so going to ask if we can spruce it back up.

    I like and have had all white, but in our Edwardian house with it's imperfect plaster, a darker colour looks better and warmer. And it makes our whites look whiter :)
