Tenants redecorated

Hi,

My current tenants have redecorated my entire house, including garden fences painted green, plus an outside wall, now painted green. They have changed carpets and removed light fittings, and even mounted TV on walls running cables into the walls by channelling out groves for cables.

What can I do.

The deposit they have paid will not cover the damage, will I need to pursue them for full cost to return to as was, and if necessary pursue via the courts...?

Any help would be welcome

    Did they actually improve the property? If so, why bother?
    Happiness is buying an item and then not checking its price after a month to discover it was reduced further.
  • have you spoken to them , they might be puting it all back when they move out if so whats the problem ,

    if they paying rent and are well behaved tenants surely decorating the home to make it feel like theres,is more of an incentive to look after the place ,

    i just dont get why landlords dont let tenants decorate with the understanding that all is to be returned as before ,

    iv been lucky that any home iv rented iv been able to decorate as i want and even got asked to leave it as it was in one place :)

    to answer your question thou i think the courts will be what you have to do if they wont pay up or redecorate ,

    but i would have a chat and see what there plans are ?

    More inof needed;

    Was there an full inventory description of the house before they moved in. Also what did the agreement state, mine state that no changes, cosmetic or otherwise can be done without prior permission of the LL.
    Are they still in the property?

    I'm not sure what the problem is tbh. By decorating, your tenants have indicated that they intend to stay for a while and will probably look after the property. Surely that's a good thing. It only becomes an issue if they leave your property in a poor state when they leave.

    Have a nice, friendly chat with them, along the lines of 'Oh, I see you've decorated. Does that mean you're intending to stay here a while?'
    If they say 'Yes' you can say 'That's great. Let me know of any problems that need fixing'
    If they say 'No' then you can deal with the decorating issue once they've left and you can see what, if anything, needs rectifying.

    Send them a Sec 21 notice.

    Write them a letter stating that you require the property to be brought back to the condition it was let before the tenancy is either ended by a court, or they serve their own notice and leave.

    Despite what some of the above posters say, they have no intention of returning it back to the original state.

    Why go to the hassle of chucking out a paying tenant who has indicated that they intend to stay a while?

    Be grateful for having good tenants who are taking care of your property or kick em out and see who you get in next.

    If you dont want people to treat the house like a home don't let it out to people.

    Literally zero sympathy here.

    I'm shocked by some of the replies. Wouldn't you ask a landlord before any major redecoration? Would you seriously change carpets without checking that it's ok to do so?! Crazy behaviour in my opinion.

    what evidence do u have , do u know his tenants , ? iv always made good any changes unless asked not to , ;)
