I have seen 2 houses where vendors don't provided keys to EAs and they always want to be present during views.

Is there any reason for this?

Just sold my mums house, and EA's up here in Glasgow charge you to come and do viewings, so did them myself, free!!

That's a new one on me - certainly wasn't the case a few years ago, and still isn't the case where I sold in Ayrshire. Which EAs said they'd charge?

That was the same with my solicitor when I sold my flat a few years ago so did all the viewings myself.

Unfortunately all it takes is for one EA to leave a door unlocked, or let a pet out, for that vendor to never trust another EA with keys. All too common...

I don't like giving them keys (I don't want my cats scared or let out), but have done out of necessity on occasion.

This. When we sold our last house the EA managed to leave an upstairs window open and one of our Persian house cats got out - this was despite being warned to be careful as the cats had never been out unless on a lead.

Fortunately we found her no worse for wear in the garden a couple of hours later - I guess she had climbed down the terracotta tiled roof - which had a very low overhang - and from there was obviously able to jump to the ground  Never again would I trust an EA to do the viewings - unless we took the cats away from the house first (which we have also tried, but when you have three it's a pita :o).......

The vendor is best placed to answer questions about the property, so if I was selling I would always want to show prospective buyers round.
  • I've never given them keys because I wanted to be sure they wouldn't turn up unannounced and find the house in its usual filth and chaos.
  • We gave EA keys on our last property biggest mistake ever. They turned up un announced on a Sunday morning the night after my hen party (you can imagine what state I was in lol) tried to let themselves in and luckily I had left the keys in the lock on the other side so they couldn't get in. And seemed to have an attitude even though they never checked with me or my then fianc! (now husband) needless to say we didn't get an offer, the flat stank of alcohol and kebabs and was a complete mess lol. I would only recommend giving them keys if the house is empty and unoccupied.

It's very unusual for vendors to be present at viewings in my experience (bristol).

When we viewed the house we moved into in oct13 the vendor was always present. We have subsequently found out she was probably there to open all the windows to hide the damp smell from the waterlogged sub-floor and the sewer smell from the ensuite plumbing... :rotfl:

Moral of the story: if you think the vendor being there is unusual or suspicious then make sure you investigate further and ask lots of questions:money:

Ps. When selling our house (both times) we had the ea do all the viewings and never had any problems. That's what we were paying them for!
  • What I find odd is being shown round by an EA while the vendor either sits awkwardly on the sofa or scurries around one room ahead of you trying to keep out of the way. Very uncomfortable!
