Have they brojen data protection giving numbers out 3rd parties without permission?

im really annoyed pressure bad enough already without their insensitive antics.

have no idea i he selling or reletting letting makes no sense as would take years to recoup his mortage after costs renovation even with increased rent.

wish houses were homes again and not investment vehicles.

wish any governemnet would stop with buy schemes and protect private rentals and build more social housing whole things ajoke feel very vunerable.

Go to your local council and tell them you are being evicted.

With 3 kids, you are in a priority group, and they are obligated to assist you.

It's nice to be nice and show people around your house, let tradespeople in etc etc but frankly you have to put your own family first. If that means refusing visits so you can orgainse yourself and find a new house then so be it. The agency/landlord whoever is organising this can get lost.
If you'd be given lots of notice then fair enough but you have been given the bear mininimum so I don't see you owe the landlord any favours after being there 10 years.
    df
Edit: whether they have broken the Data protection act I'm not sure. It would be reasonable to give out your number if it was a tradesperson coming to assist you with a repair but to give them out otherwise is ridiculous. I suggest you tell them point blank to stop and worry about reporting them to the Information commissioner/putting in a formal complaint/complaining to their trade body/the council etc etc when you have moved.

I would be on the phone to the council today....as soon as the housing office opens.

Explain the situation and they will tell you NOT to move out, but to sit tight until the bailiffs are appointed.

The council probably have a team who deal with situations like yours...probably called the housing advice team or similar. Use them.

If you don't move out the LL will apply to the courts for possession....when he's granted possession - don't move out - sit tight until bailiffs are appointed to evict you.

This happened with tenants in my daughter's house....they were served notice in April last year but it was September before they moved out. They were advised by the council....and if I was in your position with children I would be speaking to the council and following their advice.

Sitting tight will give you some breathing space. I would also try not to be so rigid in the area you want to live....your children must be quite young and will be quite resilient.

You must pay the last months rent or the LL can phone the council and tell them you are in arrears. This might weaken your situation. If there are two families that need housing and one is in arrears they'll most likely give the house to the family not in arrears.

The LL could then take you court for the last months rent.

If you stay beyond the date on the section 21 the LL will have to apply to the courts for possession. You will be liable for the court fee and solicitors fee (my solicitor charges £200 per hour). You will need to attend court. You can ask the court for more time in the property while you look. I think the judge might well give you extra time but it's up to the judge.

The judge will give you a date when you must move out. If you don't move out on that date the LL will get the bailiffs to get you out. Again you will be liable for bailiffs costs and solicitors costs.

And if you still don't move it'll be more bailiffs and you'll be removed, possibly with the police there.

As Ash says, the council will advise you to sit tight. This is because a section 21 does not mean you'll be evicted, but the bailiffs coming round does.

I dont drive am learning so needs to be doable.

My search areas actually huge about 3mile raduis as lots suburbs overlap each other.

    We are not in arrears.

I dont wish to squat wish to get out as soon as i can.
    be amicable and flexible.

was due to have inspection this morning shes not turned up.

I dont have time go agents today veiwing house this afternoon which i dont think be suitable.

I have booked another house tommorow good price /size however comes under diffrent council says no hosuing we currently get somthing like £16quid week housing which would give up if can get this house/

    Hubby works fulltime.

plus not sure how works when move councils do they transfer details to other las housing?

the house is very uter area of where we searching but close to shops, good bus route im used to 1.2mile walk each way school and hopefully pass test no hubby will hate it and need heck what parkings like.

I have 8weeks do i accept something in next week out desperation ot sit tight? theres really not much aboyt and so much is stupidly oerpriced hazard guess way more than their mortage.

2houses really not ideal areas rang up and they fullfurnished and landlord wants his grand piano in lounge and you can use garage as he uses it as storage.

house seeing today has garage landlord wont let!

The agents are pretty crap some nice some horrid although doubt any can be as bad as current lot/

    has bit of update.

saw house not as bad as expected.
    location good.
its comprimise as was hoping for bigger house .
    but its acceptable and cheap,.

The agents who showed me round lovely when i told him who let with now he said oh dear you doomed. hes 2nd agent tell me that in a week.

if we had rolling contract then we could give 1months notice this week but as fixed we bound until march.

he said another couple intrested in it. i reckon will go quick,
its mepty now so they want someone asap.

so then I visit my current letting agents.

no point phoning them they useless and was passing.

1)why did you not turn up inspect this morning? they denied any knowledge of this even though usess property manager who was one who phoned she wasent in today shes never in.

2)nicely leads onto stop givig our number any tom !!!!!! and harry we dident have any discussion or knowledge this would happen we expect some give and take but they just being rude right now i cant commit to being in lettig stangers in my home.

Then tell them theres not many properties in area,. i may need move faster would landlord release us month early losing 700rent she said unlikly we entered into legal contract but not our fault we kept on specific type contract which benefited agents every year admin fees both parties and gave landlord flexbility to up rent if we had given notice fair e ough but hes one who wants us out and to assist his tradepeople!

That surly being good tennent, so long, never missed rent, spent money improving landlords property that be some give and take as waht will happen is if we miss out on potential properties and nothing in feb we intend to stay on longer and im sure be in lanlords best intrest as hes so keen do up place and flog it before we even moved out that we come to some sort of flexible agreement as we keen move out on time, leave property in good clean tidy state and need some support and reasonableness to facilitate that?

I really worried this property will go tommorow.
getting hubby hassle them tomorow morning for answer.

that would make last rent date 30th jan which means we move out bt 15th feb tight timeline and maybe 2week overlap so could move in bits and clean and paint in segments.

Who knows if greedy so and sos will permit this but as everyone said we not going to be in streets but hate to outstay welcome and want to move asap I hate it here, I hate the agents .

If we dident have 3kids maybe i be bit more pragamatic and less worries.

Someone more experienced will come by with some advice but, meanwhile, just so you know, you don't have to leave by the date given on the notice.

If it is a proper s21 notice, it only means that the landlord may apply to the courts to grant possession of the property after the date given.

Also, you don't have to allow anyone to come to your place for inspections, surveys, quotes, etc if you don't want them to. You have enough on your hands planing your family's move to be giving your time to trades people and agents working on behalf of the landlord. Write to the landlord/agents and tell them to wait until you move out for them to start with viewings, inspections, etc.
    )

Good advice if the goal is to get a terrible landlords reference.

Which will then make finding a new place 10 times harder.

Better advice by far is to be polite, reasonable and cooperative.

Your advice always seems to be for the T to bend over and take whatever the LL dishes out.

Moving home is stressful enough without numerous tradespeople traipsing in and out your home. The LL should wait until the T has vacated the property to do this.

Also, if it is the case that the tenancy has been renewed annually and the deposit has not been protected the S21 isn't worth the paper it's written on.

On the flip side, the T is looking for somewhere new to live, the LL would like the T to move out so how would it benefit the LL to give the T a bad reference? That would be shooting themselves in the foot.

You say you're outer Bristol - are you BANES, South Glos or North Somerset?

Have you taken your section 21 notice to the relevant council offices? Their housing people will check whether it's valid (ie the right dates) and will help you get onto the relevant social housing list.

You say the contract has been renewed each year? What were the dates (start date/term length/end date if specified) on the LATEST AST you signed?
